Our client, an established property management company, is seeking a Senior Property Accountant to join their accounting team. Reporting to the Accounting Supervisor, this is an excellent opportunity for an experienced property accounting professional to take ownership of a diverse portfolio of commercial, retail, and industrial properties.
The team is open to both strong mid-level Property Accountants ready to take on greater responsibility and experienced Senior Property Accountants who can bring a strong depth of commercial property accounting knowledge to the team.
Key Responsibilities
- Complete monthly accounting and financial reporting for an assigned portfolio of properties.
- Prepare cost accruals, amortizations, depreciation, and variance analysis.
- Review property revenues and provide commentary on variances against forecasts and prior-year results.
- Complete mortgage and loan reconciliations.
- Prepare and remit monthly HST.
- Prepare and process tenant CAM/TAX recovery reconciliations and billings.
- Review tenant leases and validate recovery rules and charges.
- Prepare annual property budgets.
- Prepare year-end working papers and supporting documentation for external accountants.
- Review tenant accounts receivable and work closely with Property Managers on collections, bad debt allowances, write-offs, and adjustments.
- Set up lease commissions and other unique charges within Yardi.
- Review and support accounts payable processing for assigned properties.
- Prepare annual MPAC financial reporting requirements.
- Liaise with Property Managers and provide accounting and financial information as required.
Qualifications
- 3+ years of relevant property accounting experience.
- Experience within commercial real estate or property management is strongly preferred.
- Experience with commercial, retail, and/or industrial properties.
- Strong knowledge of CAM/TAX recoveries, triple-net leases, and tenant billings.
- Full-cycle property accounting experience, including financial reporting, budgeting, reconciliations, and year-end.
- CPA designation is not required.
- Strong analytical and problem-solving skills with excellent attention to detail.
- Ability to independently manage an assigned portfolio while collaborating with accounting and property management teams.
- Robust organizational and communication skills.
