As Senior Maintenance Technician (Live-in or non) you will keep buildings running, prevent costly failures, and protect our reputation for reliable, hands-on service. Your work directly shapes tenant satisfaction and the long-term value of every asset we oversee.
Performance Objectives
- Cut emergency work orders 20% within six months by launching and executing a preventive-maintenance calendar for HVAC, plumbing, electrical, and common-area systems.
- Close 95% of assigned tickets on time while documenting root-cause and parts used in our work-order system.
- Lead seasonal inspections and code-compliance checks so every building meets Quebec Régie du bâtiment and municipal standards before the next audit.
- Coach two junior technicians on troubleshooting, safety protocols, and customer communication so the whole team can cover more properties independently.
- Negotiate and oversee vendor contracts for specialized repairs, keeping annual maintenance spend within 5% of budget.
- Identify and implement at least three energy-saving or reliability upgrades per year that reduce operating costs without sacrificing resident comfort.
Environment & Resources
You report to the Property Operations Manager and work with a tight 11–50 person team that values practical solutions over bureaucracy. You will cover a portfolio of Montreal condos, receive a fully equipped van, company tools, and a parts budget. Most days are spent in office; evenings and weekends are on-call rotation shared with the team.
Essential Qualifications
- Five-plus years hands-on commercial or multi-residential maintenance, including HVAC, plumbing, and electrical systems.
- Valid Quebec trade certifications (or equivalent) and a clean driver’s licence.
- Bilingual French/English so you can brief syndicates, residents, and inspectors clearly.
- Proven ability to read building plans, diagnose failures quickly, and keep accurate digital records.
- Comfort working independently across multiple sites while following safety and code requirements.
