For over 50 years, Shindico has acquired, developed, owned and managed commercial and multifamily real estate across Manitoba. We are a locally owned and operated company that is vertically integrated across real estate with several divisions: property management, development, brokerage, construction, and advisory. We are seeking the following full-time permanent position to join our team:

VP of Operations - Fast-Track Leadership Program

We are hiring a proven professional into our Fast-Track Leadership Program. A minimum of seven years experience is required, but real estate experience is not mandatory. We are seeking a capable, disciplined professional so that we can teach them our business. Reporting directly to the COO, you will train through the operating side of one of Manitoba's largest private real estate portfolios.

The program The program is designed to teach the business from the ground up. Your first years will be spent as a Property Analyst inside the property and asset management group: approving residential applications, liaising with residential building managers, working through accounts receivable, and executing operating budgets and capital projects for our property managers. The intent is to learn the various roles and the portfolio building by building, under the VP, Asset & Property Management and alongside our analysts and property managers.

Responsibility widens on a structured schedule, based on demonstrated results, into being a Property Manager with a portfolio of your own properties. The role always has an element of property management, but your portfolio may be reduced as you transition to execute some development delivery with SNR Construction, and then to leasing, and analysis of acquisitions with the COO. Advancement will be reviewed against defined milestones each year.

The intent of the role is to lead to senior operating leadership over a multi-year horizon. How far and how fast is up to you.

Duties include, but are not limited to:

- Hands-on collaboration with staff, vendors, tenants and property owners;
- Prepare,



manage and execute property operating budgets and monthly variance reporting;
- Run capital and repair projects: scoping, tendering, vendor management, completion;
- Conduct property inspections and carry tenant matters through to resolution;
- Build analysis for renewals, acquisitions and financing as your rotation advances;
- Look for improvements in business processes and technology, and implement the changes – identification alone is not enough;
- Be a positive team leader and help elevate others to achieve their potential;
- Document what you learn - our processes are written down, and you will help refine them.

You should possess the following key skills and attributes:

- A professional designation or degree with a record of achievement — CPA, CFA, law, engineering, commerce or comparable;
- A minimum of seven years of professional experience in a demanding field; real estate experience an asset, not required;
- Strong analytical and Excel skills; able to learn Yardi and our systems quickly;
- Strong Microsoft office skills are mandatory, AI abilities as it relates to vibe coding and skill development are an asset;
- Strong interpersonal skills and a positive and proactive attitude;
- Unafraid of tough conversations with suppliers as it relates to contracts not being awarded or pricing being off;
- Judgment, discretion and a strong work ethic - this is a private, entrepreneurial company and you will be trusted early;
- Above average problem-solving skills and the ability build and implement solutions;
- Based in Winnipeg or committed to relocating.

Expected hours: No less than 40.0 per week
