Description What You'll Do The Construction Servicing Specialist II provides experienced construction loan servicing support across the Credit Union's residential and commercial construction loan portfolio, helping ensure construction loans are accurately administered from loan setup and construction draws through project completion and conversion to long-term financing. This role is responsible for processing and monitoring construction draws, completing draw documentation and compliance checks, providing member service, managing project budgets, monitoring the construction portfolio, processing interest reserve payments, performing loan maintenance, and supporting vendor and payment administration.

The Construction Servicing

Specialist II independently performs established residential construction servicing functions while developing increasing knowledge and proficiency in commercial construction servicing. This role works closely with borrowers, builders, contractors, Mortgage and Commercial Loan Officers, Mortgage Underwriting, Closing, Funding, Servicing, and Commercial Portfolio Management to support an accurate, timely, and positive construction lending experience.

Construction Draw

Administration and Project Management - Process and monitor residential construction draws and assigned commercial construction draws from request through disbursement.

- Review draw requests against approved project budgets, inspections, construction progress, prior disbursements, and remaining loan availability.
- Ensure required draw approvals are obtained prior to disbursement.
- Process approved electronic and check payments accurately and within required timeframes.
- Monitor construction progress, project budgets, remaining funds, and loan maturity dates throughout the construction loan cycle.
- Identify stalled projects, potential cost overruns, budget shortfalls, maturity concerns, or other construction servicing exceptions and elevate as appropriate.
- Maintain accurate residential and commercial construction project budget information within applicable systems and spreadsheets. Documentation, Compliance, and Collateral Protection - Complete required documentation and compliance checks for each construction draw.
- Obtain and maintain required inspections, invoices, lien waivers, draw authorizations, and other supporting documentation.
- Maintain required lien information and documentation within the applicable state construction registry.
- Obtain and monitor builder's risk/course of construction, general contractor liability, workers' compensation, and other required insurance coverage.
- Monitor property tax requirements throughout the construction period.
- Identify missing documentation, compliance concerns, or servicing exceptions and coordinate resolution or escalation.
- Maintain complete and accurate construction servicing files in accordance with Credit Union policies and procedures.

Residential

Construction and Long-Term Conversion - Maintain working knowledge of residential construction servicing requirements, including applicable Fannie Mae (FNMA) requirements affecting construction-to-permanent financing and loan sale eligibility.

- Process applicable long-term interest rate float-down requests for residential construction loans.
- Coordinate and process final loan modifications required prior to conversion to long-term financing.
- Process residential construction loan extension requests according to established procedures.
- Monitor construction loan maturity dates and identify projects that may require extensions or additional action.
- Order final 1004D inspections for completed residential construction projects as required.
- Obtain required Certificates of Occupancy (C of O) and other project completion documentation.
- Submit final inspections, Certificates of Occupancy, and required documentation to Mortgage Underwriting for review and approval prior to conversion to long-term financing.
- Coordinate with Mortgage Loan Officers, Underwriting, Closing, Funding, and Servicing as construction projects are completed and loans transition to permanent financing.
- Develop increasing knowledge and proficiency in commercial construction loan servicing.
- Process assigned commercial construction draws and associated documentation.
- Maintain commercial construction project budget spreadsheets and reconcile draws against approved project budgets.
- Monitor commercial construction projects for progress, remaining funds, maturity dates, inspections, insurance, and required documentation.
- Coordinate with Commercial Loan Officers, Commercial Portfolio Management, and Commercial Servicing throughout the construction lifecycle.
- Support the transition of completed commercial construction loans to long-term servicing.
- Develop proficiency in Built CLA+ as commercial construction servicing processes are incorporated into the platform.

Member

Experience and Relationship Service - Provide responsive, accurate, and professional service to residential and commercial construction borrowers.

- Serve as a servicing contact for assigned construction loans throughout the construction lifecycle.
- Maintain effective working relationships with borrowers, builders, general contractors, subcontractors, inspectors, and other project participants.
- Communicate draw status, documentation requirements, payment information, project concerns, and servicing requirements.
- Partner with Mortgage and Commercial Loan Officers to address borrower and project needs.
- Coordinate across internal departments to provide a consistent and efficient construction lending experience.

Portfolio

Monitoring and Reporting - Monitor assigned residential and commercial construction loans for project progress, budget performance, maturity dates, outstanding documentation, inspections, insurance, and servicing exceptions.

- Maintain accurate loan and project information within Built/Built CLA+, the Credit Union's core system, and other applicable platforms.
- Review assigned daily discrepancy reports and reconcile differences between construction project records, budgets, and the core system.
- Research discrepancies and resolve or elevate identified exceptions.Maintain accurate construction portfolio information and assist with management and exception reporting.
- Support audits, quality-control reviews, reporting, and special projects as assigned.

Interest

Reserves and Loan Maintenance - Process and monitor construction loan interest reserve payments.





- Monitor interest reserve balances and identify potential funding concerns.
- Process construction loan paydowns, payoffs, extensions, modifications, and other assigned loan maintenance transactions.
- Monitor stale-dated, lost, or stolen checks and process required voids and reissues.Ensure construction transactions and payments are accurately reflected within applicable servicing and core systems.
- Maintain accurate documentation supporting construction loan maintenance activities. Vendor and Payment Administration - Obtain and maintain required Form W-9 information for builders, general contractors, subcontractors, and other construction vendors.
- Verify vendor Taxpayer Identification Number (TIN) information through the applicable IRS TIN matching process.Identify TIN mismatches or incomplete vendor information and elevate unresolved discrepancies according to established procedures.
- Maintain accurate W-9 and vendor documentation within established electronic libraries.
- Obtain and maintain ACH/electronic payment authorizations for borrowers, builders, contractors, subcontractors, and other approved payment recipients.
- Establish and maintain approved vendors and payment recipients within Prologue.
- Set up approved recipients for electronic or check payments according to established procedures.
- Assist with annual IRS TIN mismatch review and First and Second B Notice processes as assigned.
- Ensure vendor and payment information is complete, accurate, and properly documented. Technology and Process Improvement - Effectively utilize Built/Built CLA+, Prologue, the Credit Union's core system, state construction registry systems, and other construction servicing technology.
- Maintain accurate system data and construction servicing records.
- Support implementation and adoption of new construction servicing processes and technology.
- Identify opportunities to improve workflow efficiency, data accuracy, documentation, controls, and member service.
- Participate in cross-training, process improvement, system testing, and other departmental initiatives. Risk Management and Compliance - Follow Credit Union policies, procedures, loan documentation requirements, internal controls, and applicable regulatory requirements.
- Maintain appropriate documentation and controls throughout the construction draw and servicing process.
- Identify project, budget, documentation, payment, or compliance exceptions and elevate concerns in a timely manner.
- Protect the Credit Union's collateral position by maintaining required inspections, insurance, lien documentation, and project completion requirements.
- Maintain confidentiality and appropriate controls over borrower, vendor, tax, and payment information.

Who You Are The Construction Servicing Specialist II is an experienced, detail-oriented construction servicing professional who can independently manage established construction servicing responsibilities while recognizing when project, documentation, budget, or compliance concerns require additional attention or escalation. You understand that construction servicing requires more than processing draws. You are comfortable monitoring the relationship between construction progress, project budgets, loan proceeds, documentation, collateral protection, and loan maturity to help ensure projects remain appropriately funded and progress toward successful completion.

You provide strong member service while maintaining the documentation, accuracy, and controls required to protect the Credit Union. You communicate effectively with borrowers, builders, contractors, Loan Officers, and internal partners and are comfortable coordinating across multiple departments to move construction projects from initial servicing through completion and long-term financing. You are highly organized, comfortable managing multiple projects and deadlines simultaneously, and interested in expanding your expertise from residential construction servicing into commercial construction servicing.

What You

Bring - 2–4 years of progressively responsible experience in construction loan servicing, loan servicing, mortgage lending, commercial lending, loan administration, or a related financial services environment.

- High school diploma or equivalent required; associate's or bachelor's degree in Business, Finance, Accounting, Real Estate, or a related field preferred, or an equivalent combination of education and relevant experience.
- Demonstrated experience processing and monitoring construction draws, including reviewing project budgets, inspections, approvals, and supporting documentation.
- Working knowledge of construction project budgets with the ability to compare construction progress, cumulative draws, remaining loan proceeds, and remaining work.
- Experience completing construction draw documentation and compliance checks, including inspections, lien waivers, insurance, draw authorizations, and other required documentation.
- Residential construction-to-permanent lending experience and familiarity with applicable Fannie Mae requirements affecting conversion to permanent financing and loan sale eligibility preferred.
- Experience coordinating construction loan extensions, final loan modifications, applicable long-term rate float-down requests, final 1004D inspections, Certificates of Occupancy, and construction-to-permanent loan conversion activities preferred.
- Experience processing or monitoring construction interest reserves, loan paydowns, payoffs, extensions, modifications, and other loan maintenance transactions.
- Experience maintaining vendor information and processing electronic and check payments;

experience with Prologue or a comparable accounts payable/payment system preferred.

- Familiarity with Form W-9 documentation, TIN matching, ACH authorization, vendor setup, and payment controls preferred.
- Experience with Built/Built CLA+ or comparable construction loan administration software preferred.Strong analytical and problem-solving skills with the ability to identify project delays, budget concerns, documentation deficiencies, servicing discrepancies, and other construction loan exceptions.
- Strong attention to detail and commitment to maintaining accurate loan, project,



vendor, payment, and compliance documentation.
- Strong member-service and communication skills with the ability to work effectively with borrowers, builders, contractors, subcontractors, Loan Officers, Underwriters, and internal servicing partners.
- Strong organizational and time-management skills with the ability to manage multiple construction projects, draws, deadlines, and competing priorities.
- Ability to work independently within established procedures while exercising sound judgment regarding when issues should be escalated.
- Ability and willingness to cross-train and develop increasing proficiency in commercial construction loan servicing.
