Position Overview The Director of Campus Operations provides strategic oversight and hands-on leadership for all physical infrastructure across our educational, residential, and childcare sites. This mid-level operational role is responsible for maintaining high operational standards, ensuring strict regulatory and safety compliance, leading capital development projects, and managing multi-site facilities teams and contractors.

Key Responsibilities & Duties

Campus Operations, Facilities, Buildings & Grounds

- Oversee day-to-day facility management across all educational, residential, and childcare locations to maintain high standards of safety, functionality, and aesthetic appeal.
- Direct the ongoing maintenance and upkeep of all buildings, structures, landscaping, parking facilities, and outdoor spaces.
- Serve as the central point of contact for overall operational readiness and site usability across all campus footprints.

Preventative Maintenance & Operational Standards

- Develop, implement, and track comprehensive preventative maintenance (PM) programs for HVAC, electrical, plumbing, structural, and mechanical systems.
- Establish operational standards, service level targets, and standard operating procedures (SOPs) across all facility services.
- Minimize downtime and extend asset lifespans through rigorous maintenance schedules and performance auditing.

Capital Works, Renovations & Project Management

- Lead capital improvement initiatives, facility expansions, and major structural renovation projects from initial design through execution and handover.
- Manage project schedules and budgetary constraints.

Procurement and Vendor Management

- Oversee vendor relationships, perform quality control inspections, and verify work completion prior to invoice.
- Enforce Service Level Agreements to ensure external service providers meet quality standards before approving milestone payments.
- Oversee the purchasing and inventory control of facilities hardware, spare parts, cleaning supplies, and office equipment.
- Enforce institutional site safety protocols, background clearance procedures, and operational standards for all external contractors working on campus grounds.

Building, Fire & Regulatory Compliance

- Ensure strict adherence to all municipal, provincial/state, and federal building codes, fire codes, environmental standards, and childcare/educational facility regulations.
- Coordinate routine inspections, system certifications, and regulatory audits for life-safety systems (elevators,



fire alarms, sprinklers, backflow preventers, etc.).
- Maintain comprehensive documentation and compliance records to ensure audit readiness at all times.

Facility-Related Health & Safety Corrective Actions

- Partner with Health & Safety committees to address environmental hazard reports, ergonomic improvements, and operational risks.
- Rapidly investigate facility-related safety incidents and execute immediate corrective and preventative actions.
- Maintain clean, hazard-free physical environments appropriate for children, students, residents, and staff.

Security Infrastructure, Access Control, Cameras & Lighting

- Oversee physical security infrastructure, including keyless access control systems, CCTV networks, intrusion alarms, and outdoor campus illumination.
- Audit access privileges, manage key management protocols, and resolve physical security vulnerabilities promptly.

Campus Logistics, Residential Readiness & Major Events

- Manage logistics for residential facilities, ensuring timely turnover, cleaning, furnished space readiness, and tenant/student onboarding support.
- Oversee site logistics, setup/teardown, traffic flow, parking, and utility support for major institutional and community events.
- Ensure seamless operational support across educational calendar milestones, residential turn periods, and special gatherings.

Asset Management & Lifecycle Planning

- Maintain a centralized asset management registry tracking the age, condition, valuation, and replacement cycles of facility infrastructure.
- Optimize lifecycle costs by balancing repair vs. replacement decisions using data-driven insights.

Emergency Preparedness & Business Continuity

- Serve as a core leader on the emergency response team, contributing to disaster recovery, severe weather, and business continuity planning.
- Maintain operational readiness for auxiliary power systems, back-up generators, and emergency water and communication systems.
- Participate in rotational on-call coverage to handle off-hours operational emergencies across sites.

Leadership & Prioritization of Maintenance/Facilities Personnel

- Establish clear daily work orders, prioritize maintenance tickets, and monitor workload distribution and completion rates.
- Foster a service-oriented, safety-first operational culture focused on continuous learning and high performance.

Education & Ongoing Learning

- Secondary school diploma required,



combined with relevant post-secondary education or ongoing professional development in facilities management, building operations, or a related field.

Experience & Key Competencies

- Proven experience managing facilities operations across complex, multi-building environments.
- Strong track record of supervising external contractors, managing vendor relationships, and driving accountability for service delivery.
- Demonstrated experience overseeing facilities-related operating budgets and tracking operational expenditures.
- Strong leadership skills with the ability to motivate teams and foster collaboration.
- Knowledge of safety protocols, facilities management, and compliance standards relevant to educational environments.
- Ability to communicate effectively with diverse stakeholders including staff, students, parents, and community partners.
- Exceptional organizational, multi-tasking, and priority-management skills to keep daily operations and ongoing projects on schedule.

Preferred Qualifications (Nice-to-Have)

- Technical or skilled trades background in building systems (HVAC, electrical, plumbing, or structural).
- Professional certification in Facilities Management (e.g., FMP, CFM) or Project Management (PMP).
