Position Summary and Job Magnitude The Maintenance Technician must ensure that the entire building is in secure and good working order at all times This includes a combination of preventative maintenance tasks daily repair requisitions and supporting outside contractors when on site Essential Functions and Basic Duties Participate in an on call rotation with the ability to diagnose repair or identify the source of maintenance issues and recommend appropriate solutions; escalate issues to Senior Technicians or management when requiredConduct routine and assigned building walks accurately identify deficiencies and properly document track and log findings; perform on site assessments and determine appropriate corrective actions or escalationsComplete most maintenance tasks independently with limited exceptions requiring Senior Technician expertise or interventionDemonstrate sound knowledge of building systems including the ability to identify assess and triage major issues until an appropriate solution is implementedPerform a wide range of in suite maintenance tasks including drywall repairs painting flooring millwork basic electrical work plumbing and HVAC troubleshootingDaily repair requisitions are to be completed in a timely fashion to ensure proper building operation and customer satisfaction Tasks can include but are not limited toReplacing or repairing burnt out lights and fixturesMoving furniture and appliancesBasic plumbing repairs and replacements including unclogging toiletsFixing damaged sections of drywallMaintaining interior finishes including vinyl wall coverings and paintingGeneral janitorial tasks such as garbage collection and spill cleanupsKeep detailed records of all workAny other maintenance or janitorial duties as required or asked to performThe maintenance persons role can be strenuous and requires the individual to be in good physical condition Physical demands includeClimbing laddersMoving appliances and furnitureRepetitive lifting of up to 60lbsCardio vascular endurance for tasks such as snow removal and climbing stairsWorking in confined spaces including lying on their side or working on their knees for up to 30 minuteAbility to grip and manipulate basic hand tools and partsHand dexterity and fine motor skills for working with small partsRepetitive reaching or working above their headMajority of the working day spent standing conducting repairs and maintenanceHealth &
