MANAGER, MAINTENANCE
POSITION OVERVIEW:
The Manager Maintenance is responsible for the management of maintenance and physical operation for all Wood Buffalo Housing (WBH) housing units to ensure that units are maintained and operated in a safe and reasonable manner.
Reporting to the Director, Property and Asset Management, the Manager, Maintenance will oversee and be responsible for all maintenance and physical operations of all buildings owned and operated by WBH. The Manager, Maintenance, directs and supervises the activities of all maintenance employees in an effective manner and ensures the quality of work and level of morale are maintained.
The Manager, Maintenance must also respond to maintenance and operations concerns expediently and deal with tenants in a positive and courteous manner. Failure to provide adequate services may result in unsafe or poorly maintained and operated housing units.
RESPONSIBILITIES:
1. Manage maintenance, repairs and physical operation
· Coordinate and oversee day-to-day maintenance and repairs required to have units ready for a timely turnover of new lease turnaround and regular work order requests · Conduct inspections of units for needed services and repairs in conjunction with Tenant Services staff
· Coordinate emergency and regular repairs
· Maintain fire protection systems and building automation equipment
· Manage and direct maintenance labourer staff
· Coordinate regular maintenance and repairs of boilers, heating and ventilation systems
· Coordinate maintenance and repairs of building interiors and exteriors
· Coordinate maintenance and repairs to mechanical equipment
· Facilitate and manage contractors as required, maintaining positive working relationships.
· Seek out best pricing for materials and services within the procurement policy.

Manage and direct maintenance staff to ensure a positive and healthy work environment
· Evaluate, train and develop staff · Provide leadership and guidance
· Promote staff morale and promote workplace safety
· Assign tasks and ensure schedules are maintained
· Adjust staff to meet tasks
· Provide opportunities for training
· Ensure team compliance with OH&S; standards.
· Provide corrective action when required.
1. Administrative responsibilities
· Work with the Manager, Capital Projects, to assist with the establishment of preventative maintenance programs and schedules and prepare improvement plans. · Review, update and approve information in Yardi.
· Develop budget regarding maintenance
· Develop and prepare reports on building and unit performance.
· Forecast future project needs and costs
· Research funding alternatives for high priced or volume projects
· Select and interview potential maintenance employees
· Perform probationary reviews and annual performance reviews
· Other duties as assigned
QUALIFICATIONS/EXPERIENCE:
· A University degree or Community College diploma or certificate in Business Administration, Property Management, Building Systems Engineering Technician or equivalent
- Minimum 5 years’ experience in operations including building automation systems and maintenance supervision
- Journeyman certificate in one or more trades would be an asset
- A combination and education and work experience will be considered
- Demonstrated ability to work both independently and as a team member and to make decisions in a complex environment
- Demonstrated leadership and organizational/time management skills are essential to this position as well as good communication and interpersonal skills
- Ability to work within a unionized environment.
- Proven ability to identify, evaluate and develop new ideas with supportable results
- Ability to respond quickly and appropriately in emergency situations
- Exceptional computer skills, including MS Office (Word, Excel, Outlook), as well as property management and building automation software and system diagnostic skills
OTHER REQUIREMENTS:
- Valid Class 5 driver’s license and abstract acceptable to Employer.
- Acceptable criminal record check
WORKING CONDITIONS: · Normal office conditions
· Ability to crouch, climb and enter confined spaces
· Fast-paced workplace with multiple priorities
· Evening and weekend hours as required.
