About the Role

We are seeking a reliable, hands-on Maintenance Manager to live on-site and oversee the day-to-day maintenance and upkeep of a 235-unit residential property. This is a full-time, live-in position responsible for grounds, in-suite repairs, and building systems. The role is designed to work in tandem with the on-site Resident Manager.

Key Responsibilities

Grounds Keeping

- Maintain lawns, gardens, and landscaping (mowing, trimming, seasonal cleanup)
- Keep all grounds, garbage/recycling areas, and pool areas transparent of debris and litter
- Inspect and repair fencing as needed
- Maintain pool areas, apron, washrooms, and related facilities
- Perform snow and ice removal on steps, landings, and sidewalks (sweeping preferred; salt/sand only when required for safety)

In-Suite Maintenance

- Painting and patching
- Carpentry repairs (cabinets, doors, frames, closets)
- Basic electrical repairs
- Plumbing repairs (taps, toilets, traps, seals, drains, caulking, fans, etc.)
- Lock and door hardware work (re-keying, replacements, adjustments)
- Flooring repairs and carpet removal
- Appliance repairs (refrigerators, stoves)
- Window and screen repairs
- Assist with suite clean-ups and emergency situations
- Maintain maintenance logs and inventory records

Building Systems

- Monitor and maintain the boiler system with accurate record-keeping
- Keep boiler, utility, and electrical rooms clean and organized
- Daily management of refuse and recycling bins (including periodic washing)




- Test fire alarm and emergency lighting systems as required; maintain logs
- Annual testing of in-suite smoke detectors; replace batteries/detectors as needed
- Service furnaces (filters, belts), oil pumps and fan motors
- Other building system repairs as assigned

Additional Duties

- Assist with suite showings, move-in/move-out condition reports, and delivery of notices
- Share after-hours and weekend on-call responsibilities on a 50/50 basis.

Requirements

- Proven experience in residential or multi-family maintenance
- Strong practical skills in plumbing, electrical, carpentry, and general building repairs
- Ability to work independently and manage priorities
- Comfortable with grounds keeping, snow removal, and physical work
- Reliable, professional, and able to interact courteously with tenants
- Must be able to live on-site
- Valid driver’s licence and reliable transportation preferred
- Red Seal certification or trade certificates (plumbing, electrical, carpentry, etc.) considered a strong asset
- Experience with boiler systems, fire safety testing, or apartment maintenance an asset

Pay: $50,000.00-$60,000.00 per year
