: Residential Portfolio & Property Manager
Position Overview:
We are seeking a skilled and experienced Residential Portfolio & Property Manager to join our team. In this role you will be responsible for overseeing the daily operations and management of our residential properties, ensuring optimal tenant satisfaction, and maintaining the financial performance of the properties. This position requires excellent organizational, communication, and problem-solving skills.
Responsibilities:
Property Management
- Manage day-to-day operations of assigned residential properties.
- Handle tenant concerns, complaints, notices and escalated issues.
- Coordinate move-ins, move-outs, inspections and unit turnovers.
- Ensure rent collection and follow up on arrears.
- Prepare and serve appropriate tenancy notices when required.
- Coordinate evictions/dispute matters with management when necessary.
- Maintain valuable tenant communication and proper documentation.
Leasing & Vacancy
- Monitor vacancies across the portfolio.
- Advertise available units and respond to leasing inquiries.
- Coordinate showings, applications, screening and lease preparation.
- Ensure vacant units are turned over and rented as quickly as possible.
- Review rental rates and recommend increases or pricing changes.
Maintenance & Building Operations
- Review and assign maintenance requests.
- Coordinate maintenance employees, caretakers and contractors.
- Follow up to ensure work orders are actually completed.
- Obtain quotes and approve/submit repairs according to company approval limits.
- Conduct regular building and suite inspections.
- Identify preventative maintenance and capital requirements.
- Monitor cleanliness, landscaping, snow removal and general building condition.
Portfolio Oversight
- Monitor performance of all assigned buildings.
- Track occupancy, vacancy, arrears, expenses, turnover times and property issues.
- Review underperforming properties and create action plans.
- Ensure property coordinators/caretakers are completing their responsibilities.
- Work with any third-party property management companies used by the company.
- Maintain consistent operating standards across the portfolio.
Financial Management
- Review invoices and property expenses.
- Monitor operating expenses against budget.
- Assist with annual property budgets.
- Review monthly property financial reports.
- Identify unnecessary expenses and cost-saving opportunities.
- Help improve NOI while maintaining property standards.
Staff & Contractors
- Supervise property coordinators, caretakers and maintenance personnel.
- Assist with hiring and training.
- Review employee performance and address deficiencies.
- Schedule and coordinate contractors.
- Ensure vendors provide competitive pricing and satisfactory workmanship.
Reporting & Accountability
- Provide ownership/management with regular portfolio updates.
- Report vacancies, arrears, major maintenance issues, tenant disputes and staffing concerns.
- Maintain an outstanding-items/action list for each property.
- Follow issues through to completion rather than simply passing them to another employee.
- Escalate major financial, legal, safety or tenant matters to ownership.
The Residential Portfolio & Property Manager is responsible for both the direct day-to-day management of assigned properties and the overall operational performance of the residential portfolio. The position is expected to take ownership of issues from identification through resolution and ensure properties are maintained, occupied and operated efficiently. Note: This is a general overview and may be subject to modifications based on specific company requirements and property portfolio.
Job Type: Full-time
Pay: $60,000.00-$70,000.00 per year
