We are looking for a Senior Architect / BCIN-qualified Architectural Designer with strong experience in Ontario residential design, zoning, building codes, and municipal permitting.
The ideal candidate must be highly familiar with City-specific bylaws, zoning regulations, Ontario Building Code requirements, and municipal permit processes.

- Second Dwelling Units (SDUs)
- Legal basement apartments
- Garden Suites / Detached ADUs
- Home extensions and additions
- Rear and side additions
- Second-storey additions
- Residential renovations and conversions
- Legalization of existing basement units
- Detached accessory structures
- Residential infill projects
Mandatory RequirementsBCIN Qualification BCIN qualification is mandatory.
The candidate must hold the appropriate BCIN qualifications for the residential design work being undertaken and be able to prepare compliant permit drawings in accordance with Ontario requirements.
Ontario Building Code & Municipal Codes
Strong practical knowledge of the Ontario Building Code (OBC) is required.
The candidate must also be experienced in researching and interpreting City-specific zoning bylaws and municipal requirements, including:
- Zoning bylaws
- Permitted uses
- Lot coverage
- Setbacks
- Building height
- Floor area / FSI
- Lot frontage and lot area
- Parking requirements
- Second dwelling unit regulations
- Garden suite requirements
- Basement apartment requirements
- Entrance and egress requirements
- Fire separation
- Occupancy and building classification
- Minimum room sizes
- Minimum ceiling heights
- Window and emergency egress requirements
- Site access and servicing requirements
- Building permit requirements
- Zoning approvals
- Committee of Adjustment requirements, where applicable
GTA Municipal Experience Experience working directly with GTA municipalities is strongly preferred.

You should understand that requirements can vary significantly from one municipality to another and must be able to research the applicable City regulations for each individual property.
Key Responsibilities
- Review existing properties and determine what can legally be built or converted
- Analyze zoning, setbacks, lot coverage, parking, building code and other restrictions
- Identify potential issues before beginning detailed design
- Develop practical designs for SDUs, legal basements, garden suites, additions and extensions
- Prepare qualified permit-ready architectural drawings
- Prepare site plans, floor plans, elevations, sections, details and construction drawings
- Coordinate with structural, mechanical, electrical and other consultants
- Prepare municipal permit submission packages
- Respond to municipal comments and make required revisions
- Communicate with municipal departments and permit reviewers when required
- Take projects from initial property assessment → design → permit submission → revisions → approval
What We Are Looking For We need someone who can look at a residential property and confidently answer:
“What can legally be done on this property, what approvals are required, and how should we design it to meet the City's requirements?”
This is not simply a drafting position.
We are looking for someone who understands the complete process of residential design, zoning, Ontario Building Code compliance and municipal permitting.
You should be capable of independently reviewing a property, researching the applicable City bylaws, identifying constraints, developing a design, and preparing drawings suitable for permit submission.
Required Qualifications & Experience
- BCIN qualified – mandatory
- 5+ years of relevant residential architectural/design experience
- Strong knowledge of the Ontario Building Code
- Strong knowledge of Ontario municipal zoning bylaws
- Experience with legal basement apartments / SDUs
- Experience with garden suites / ADUs
- Experience with residential additions and extensions
- Experience preparing building permit drawings
- Experience dealing with municipal building and zoning departments
- Experience responding to municipal review comments
- Strong AutoCAD, Revit or equivalent drafting skills
- Excellent understanding of residential construction
- Strong attention to detail
- Ability to independently research City requirements and solve design/code issues
