Northgate Industries has been building modular since 1970. With more than five decades of manufacturing experience, we bring proven expertise, quality manufacturing and the ability to deliver complex modular projects across Western Canada.
As demand for housing continues to grow, developers, governments and the construction industry are increasingly looking for faster, more efficient and scalable building solutions. Permanent modular construction is positioned to play an important role in meeting that demand.
We are looking for a Senior Business Development Associateto help accelerate our growth, with a particular focus on Permanent Modular Residential construction, while continuing to develop opportunities across our established Industrial Lodging, Camps, Office, and Modular Sales & Leasing markets.
This is a true business development role for a driven sales qualified who enjoys prospecting, building relationships, opening doors and converting opportunities into long-term business.
The Opportunity
· You will be responsible for identifying and developing new business opportunities from the initial prospect through to proposal, negotiation and contract.
· You will work directly with developers, investors, general contractors, Indigenous partners, government organizations and industrial clients to identify where modular construction can provide a better solution for their projects.
· This position offers the opportunity to help shape and grow a developing market rather than simply manage an established customer base.
Key Responsibilities
· Prospect and generate new business through strategic outreach, cold calling, networking, referrals, LinkedIn, industry events and direct client engagement.
· Identify and develop opportunities with developers, investors, general contractors, Indigenous organizations, government agencies and industrial clients.
· Build and maintain a strong sales pipeline across permanent residential, workforce accommodation, industrial and modular sales and leasing markets.
· Develop relationships with key decision-makers and manage opportunities from initial contact through proposal, negotiation and contract.
· Develop target account lists, business development strategies, sales forecasts and market plans.
· Prepare and present proposals, quotations,
presentations and business cases.
· Identify, pursue and follow up on RFPs, tenders and other competitive opportunities.
· Educate clients and industry partners on the benefits of modular construction, including schedule, quality, efficiency and project delivery.
· Develop and deliver client presentations, Lunch & Learns and industry presentations.
· Attend trade shows, conferences, networking events, client meetings and site visits throughout Alberta, British Columbia and Saskatchewan.
· Build strategic relationships with industry partners and referral sources.
· Work closely with estimating, design, operations and project management to develop solutions that align with client requirements.
· Maintain accurate and up-to-date opportunities, activities and forecasts within Northgate’s CRM.
· Monitor market trends, competitor activity and emerging opportunities to identify areas for growth.

You don't wait for opportunities to come to you. You identify markets, research organizations and decision-makers, make the introduction, build the relationship and consistently follow up.
You are comfortable having conversations with senior decision makers, presenting solutions and developing relationships from the first meeting through to a signed contract.
Ideally, you bring:
· 5+ years of successful business development or sales experience.
· A demonstrated track record of prospecting and generating new business, not simply managing existing accounts.
· Experience in construction, modular buildings, real estate development, building products, commercial construction, industrial services or a related industry.
· Strong relationship-building, presentation and negotiation skills.
· The ability to understand construction concepts and communicate technical information clearly and confidently.
· Experience developing account strategies, sales forecasts and pipeline plans.
· Strong written and verbal communication skills.
· Strong organizational skills and the ability to manage multiple opportunities through a sales cycle.
· A professional and confident approach when dealing with clients, executives and industry partners.
· Willingness to travel throughout Western Canada as required.
· Experience with CRM systems and a commitment to maintaining accurate sales activity and pipeline information.
· A degree, diploma or certificate in Business, Commerce, Construction or a related field is an asset; however, practical experience and proven results are equally valued.
