Where Accounting Expertise Drives Real Estate Success

Take ownership of a diverse real estate portfolio and play a key role in driving financial performance for a growing organization. As a Senior Property Accountant, you'll partner with Property Management and Asset Management teams, delivering insightful financial reporting, variance analysis, recoveries, budgeting, and audit support that directly impact business decisions.

This role offers the opportunity to work on complex property account matters, lead process improvements, contribute to automation initiatives, and gain exposure to a sophisticated real estate portfolio. Key Responsibilities

Financial Reporting & Accounting

- Manage the full accounting cycle for an assigned portfolio of commercial and/or residential properties, including accounts payable, accounts receivable, recoveries, general ledger maintenance, journal entries, and bank reconciliations.
- Prepare and review monthly, quarterly, and annual financial statements and reporting packages.
- Complete month-end and year-end close processes, including accruals, prepaids, revenue recognition, and management of fee allocations.
- Prepare, review, and post operating cost recoveries, realty tax adjustments, and tenant billings.
- Perform detailed account reconciliations and balance sheet analyses, investigating variances, and ensuring financial accuracy.
- Analyze financial results, identify material fluctuations, and provide meaningful explanations and recommendations to management.
- Prepare budget reforecasts, variance analyses, and other financial modeling as required.

Property Accounting & Tenant Reporting





- Review lease abstracts and tenant information to ensure revenue is accurately recorded and reconciled.
- Complete annual operating cost and tax recovery reconciliations and associated tenant billings in accordance with lease requirements.
- Liaise with Property Managers regarding rent arrears, tenant charges, operating expenses, and tenant activity.
- Respond to tenant inquiries related to operating costs, recoveries, and financial reconciliation

Audit, Compliance, and Process Improvement

- Prepare year-end audit working papers, financial statement packages, and supporting documentation for external auditors.
- Assist with interim and annual audits and address auditor inquiries in a timely manner.
- Prepare and reconcile intercompany accounts and ensure all financial records are maintained in accordance with company policies and accounting standards.
- Identify opportunities to improve processes, reporting efficiencies, and automation within financial systems.
- Support future system implementations, software migrations, and financial reporting enhancements.
- Facilitate vendor payment runs and ensure compliance with internal controls and approval processes.
- Provide guidance, training, and support to junior accounting team members as required.
- Participate in special projects and other duties as assigned.

Crucial Knowledge & Skills
- Strong understanding of property accounting principles, recoveries, lease administration, and financial reporting.
- Advanced analytical and problem-solving abilities with a proven ability to identify trends, variances, and improvement opportunities.
- Strong working knowledge of month-end close processes, accrual accounting, reconciliations, and financial statement preparation.
- Ability to interpret lease agreements and apply complex recovery calculations accurately.
- Experience managing multiple properties and deadlines within a fast-paced environment.
- Strong organizational and time-management skills with the ability to prioritize competing demands.
- Effective interpersonal skills with the ability to build relationships across Accounting, Property Management, Asset Management, and external stakeholders.




- Advanced proficiency in Microsoft Excel and Microsoft Office Suites.
- Experience with Yardi or similar property management/accounting software is highly preferred.
- Comfortable working independently with minimal supervision while exercising sound professional judgment.
- Demonstrated ability to adapt to evolving technology, automation initiatives, and process improvements.

Education/Experience Required

- Bachelor's degree in Accounting, Finance, Commerce, or related discipline.
- CPA designation (or actively pursuing completion of the CPA program) is required.
- 3-5+ years of progressive property accounting experience, preferably within commercial, mixed-use, or multi-residential real estate portfolios.
- Prior experience with property recoveries, tenant billings, financial reporting, and year-end audit preparation.
- Experience preparing financial statements and supporting external audits.
- Exposure to IFRS and real estate accounting practices is considered a strong asset
- Experience with Yardi and other ERP/accounting systems is considered an asset.

Additional Details
- Competitive Salary Range: $65,000-80,000
- Work Arrangement: Fully on-site, 5 days a week at 70 York Street, Toronto.
