About the Role:

We’re seeking a dependable and proactive Full-Time Superintendent with strong handyman skills to help maintain a well-managed, safe, and welcoming residential property. The ideal candidate takes pride in their work, communicates well with tenants, and handles maintenance tasks with care and efficiency.

Key Responsibilities

General Responsibilities:

- Conduct daily building walk-throughs to ensure cleanliness, safety, and maintenance standards are met.
- Respond promptly to tenant requests or concerns, coordinating maintenance access, lock changes, and repairs.
- Assist with elevator service for moves or deliveries as required.

Maintenance & Facility Care:

- Replace light bulbs throughout the property, including the gym, party room, lobby, hallways, stairwells, and garage.
- Clear minor garbage chute obstructions; contact CanAm Waste Products for service if needed.
- Transport garbage to the designated outdoor collection area for pickup.
- Arrange repairs and maintenance with authorized vendors as needed.
- Coordinate rug pickup and delivery services.
- Perform minor repairs (e.g., wall patches, light painting,



simple plumbing repairs such as toilets and sinks).

Inspections & Coordination:

- Attend and assist with on-site inspections and meetings (Fire, Sprinkler, HVAC, Elevator, Board, and vendor inspections).
- Supervise on-site vendors and ensure work is completed to standard.
- Conduct the monthly roof switch inspection and testing as required.

Scheduled Deep Cleaning Tasks:

- Hallway carpet cleaning – Twice per year
- Storage room cleaning – Twice per year
- Hallway spot carpet cleaning – Once per month
- Garbage room power washing – Three times per year

Qualifications:

- Previous experience as a superintendent, building caretaker, or handyman preferred
- Solid knowledge of basic repairs, plumbing, and maintenance practices
- Excellent communication and organizational skills
- Reliable, professional, and attentive to detail
