Our client is an established custom home builder specializing in high-end, thoughtfully designed homes and renovations throughout the Sea-to-Sky and North Shore.
The company is built around quality, strong design, thoughtful planning, and a commitment to delivering an exceptional client experience. As the business grows, there is an opportunity for a Project Manager to play a key role in building the operational systems and processes that will support that growth.
Position Summary
We are looking for a Project Manager who can take ownership of high-end custom home projects from the early design and estimating phase through construction and final customer care.
This is a hands-on leadership role focused on planning, estimating, budgets, quality, client communication, and project execution. You will work closely with the owner, design teams, site supervision, trades, and clients to ensure projects are well planned, financially sound,
and executed to a high standard.
The ideal candidate is highly organized, detail-oriented, proactive, and confident in making decisions. You understand that successful custom home construction starts long before a shovel hits the ground - and that accurate estimating, clear scopes, and strong planning are the foundation of a profitable project.
As the company grows, this role has the potential to evolve beyond individual project management into a broader operations leadership role.
- Own custom home projects from design through completion, including schedules, budgets, change orders, trades, client communication, and customer care.
- Develop and maintain detailed project schedules, Gantt charts, and rolling three-month look-aheads.
- Manage project budgets, ensuring invoices and receipts are accurately coded and costs are tracked against budget on a monthly basis.
- Identify and communicate budget variances, risks, and potential cost overruns early.
- Lead detailed estimating and scope development, ensuring projects have accurate pricing, allowances, and clearly defined work breakdowns.
- Provide ongoing pricing guidance throughout the design process, including value engineering and cost implications of design decisions.
- Review architectural, interior design, and engineering drawings to identify scope requirements, quality expectations,
and potential gaps before construction.
- Establish clear quality standards and project expectations for site supervision and trades.
- Manage change orders and ensure they are accurately priced, documented, and communicated.
- Coordinate with clients, designers, consultants, site supervisors, trades, and suppliers to keep projects moving.
- Continuously improve project management systems, processes, and tools as the company scales.
- Work closely with the owner on major milestones while taking increasing ownership of day-to-day project operations.
Qualifications
- Proven experience managing high-end custom residential construction projects.
- Strong estimating experience
- Excellent understanding of construction budgets, margins, markups, labour costs, and project profitability.
- Ability to interpret architectural, interior design, and engineering drawings.
- Strong organizational and planning skills, with the ability to manage multiple priorities and long project timelines.
- Highly detail-oriented with a strong ability to identify scope, pricing, scheduling, and coordination gaps.
- Experience using construction management software and spreadsheets
- Solid communication and client relationship skills, particularly with high-end residential clients and design professionals.
- Calm and solutions-oriented when dealing with challenges, changes, and competing priorities.
- Self-directed and proactive - you see what needs to happen next and take ownership without waiting to be asked.
- Genuine interest in design, construction quality, and the details that differentiate exceptional custom homes.
