About the RoleWe are looking for a Mortgage Officer, Small Commercial Underwriting to assist commercial originations with the completion of commercial mortgage files in accordance with Company policies and guidelines. The position will drive quality, ensuring accuracy and efficiency while meeting required service levels.ResponsibilitiesReview, analyze, and verify mortgage documentation and applications for completeness, accuracy, suitability, and risk; ensure compliancewith Home Trust Company underwriting policies, procedures, and guidelines per delegated authority matrices.Adhere to compliance obligations, including Privacy, Anti‑Money Laundering/Anti‑Terrorist Financing, and internal Anti‑Fraud Policy requirements; file Unusual Transaction Reports as required.Maintain consistent, objective, and sound risk assessments in a high‑volume, service‑oriented environment.Ensure client documentation meets all Company lending policies, guidelines and procedures.Maintain accurate records in the SAM system for all commercial mortgages.Manage, compile, review and organize mortgage documentation on a timely basis.Maintain clean OSFI and Internal Audit reports; remediate all internal audit and other audit findings as required.Maintain a pipeline of all transactions and a comprehensive file of all amended, declined, or approved transactions.Instruct files to solicitors and conduct daily follow‑up with brokers to ensure submission of all required documentation.Work closely with Small Commercial Underwriting to ensure file completeness.Assist with special projects or other new initiatives as needed.Adhere to defined Service Level Agreement for acknowledging applications and following up on additional required information.Work effectively with all internal business partners to improve underwriting systems and maximize effectiveness.Remain current on the latest developments within the industry and market trends to secure competitive advantage.QualificationsAuthorized to work in Canada.Post‑secondary degree or diploma in business management, finance, or a related field (university degree an asset).Experience reviewing and adjudicating commercial mortgage applications.2years in an administrative environment, preferably within the mortgage industry.Strong organizational, time‑management and analytical skills.Excellent interpersonal, listening, written and verbal communication skills; professional maturity.Proven ability to work independently and collaboratively within a team setting.Strong relationship‑building and listening skills; good listener.Relevant accreditation(s) and certification(s) are strong assets.Compensation and BenefitsExpected base salary range: $55,200 - $65,000 plus an annual incentive bonus tied to performance.Competitive base salary and annual incentive bonus.Robust health and dental coverage through Manulife and virtual healthcare through Dialogue.Group Retirement Savings Plan with up to 7% employer match.Work‑life balance with a hybrid work model supporting flexibility.Generous vacation based on role, statutory holidays, and 6 wellness days.Exclusive perks: discounts via WorkPerks, location‑based perks such as gym memberships and Toronto Bike Share.On‑site fitness: gym access at London and Montreal offices.Education Assistance Program and Fairstone Academy for training and skill development.Parental leave top‑up program.Paid volunteer day to give back to causes that matter.EEO StatementFairstone is an equal‑opportunity employer.
