POSITION DETAILS - to manage all aspects of designated project including, but not limited to:

- Budget & Financial/Administrative Responsibilities
- Assist in preparation of client budgets
- Obtain quotes from suppliers and subcontractors and compare to budget
- Assist accounting and administration
- Preparation of change orders, as required
- Coding and approval of invoices
- Plan for upcoming payment requirements proactively
- Construction Schedule, Progress Coordination, Communications
- Creation and maintenance of the construction and decision schedules
- Daily, weekly and monthly reporting to management and entire Rockwood team and clients, as directed by the company
- Ensuring all envelope and structural engineering reviews are carried out and appropriate approvals are given before work is completed
- Actively manage trades on the site to ensure timely completion of the job and work with subcontractors and clients to ensure that the quality meets client and Rockwood standards and that costs are within budget to the extent possible
- Project & Cross-Team Support
- Coordination with Design team on details, budgets, and all matters of the build
- Pick-ups and drop-offs of supplies & materials including liaison with design to ensure resources available to receive tile deliveries and any other deliveries.
- Vacation site cover for all PMs to ensure site conditions & questions are answered while project PM away
- Dedicated PM support the week of move-ins and possession by clients
- Aiding in deficiency follow up, completions and site contact when trades scheduled by PM to ensure work is completed and Rockwood representative on site when required
- Site Management & Safety
- Conduct site safety tool box meetings; review site safety reports and ensure consistent safety standards are being met.
- Liaison the consultants to ensure safety items are complete and ensure you sign off items are completed.
- Where practical,



assist to get compliant as per hazard assessments submitted to Rockwood (ie. mushroom caps - site safety signs – fire extinguishers – guard rails)
- Managing subcontractors on site to maintain a safe & clean work environment
- Work with the Rockwood appointed safety company to ensure work sites are safe
- Maintain site books for trades
- Direct labourers on cleaning and protection tasks
- Proactive assessment of site conditions and management of the general labour
- Site set-up and monitoring general conditions: ensuring lock box in place, fire extinguisher, signage adequately placed, job box & site books are kept in their place/tidy
- General site support: is the site clean, secure and are the doors locked and windows closed at the end of the day
- Monitoring and follow up with trades on site to confirm all is tidy and secure
- Monitoring & coordinating with labor to ensure all sites are maintained to high standard

SPECIFIC RESPONSIBILITIES & REQUIREMENTS
1. QUOTING REQUIREMENTS

Rockwood employee shall tender the project and endeavor to provide at least three sub-trade quotes for each division of work and shall provide the Management team with a recommendation including a bid summary, quotes, scope of work, timeline, form of subcontract and sub-trade quality will be reviewed by Rockwood employee prior to acceptance. In the event three sub-trades are not available in the trade area the Rockwood employee will supply as many quotes as possible at its discretion.
1. CONSTRUCTION SCHEDULE AND UPDATES TO PROGRESS

The Rockwood employee shall provide the Management team with a schedule for the construction of the Residence (the “Construction Schedule”). This is to be reviewed and accepted by the Management team before its issued to the client
1. MONTHLY SCHEDULE UPDATES





Rockwood employee shall provide the management with a detailed Schedule. The Rockwood employee shall provide a monthly report indicating progress against schedule noting any time savings or delays or potential delays.
1. WEEKLY SITE PROGRESS REPORT

The Rockwood employee shall provide a weekly progress report indicating trades on site, work done, any potential delays, anticipated cost variances, and a forecast of work scheduled for the following week and any other issues of note.
1. MONTHLY ACCOUNTING REPORT – INVOICE PACKAGE

Contractor shall provide the Owner with a Detailed Final Budget upon completion of working drawings noting variances to the Preliminary Budget. Contractor shall provide a monthly report of progress including cost incurred to date, cost to complete, variance to budget, and change orders. QUALIFICATIONS & SKILLS: The successful candidate will possess:

· Custom home building experience required

· Working knowledge of construction process from design through to possession

· Passion for construction

- Strong customer service & interpersonal skills
- Excellent written & spoken communication
- Proactive, ability to work independently
- Strong team player
- Basic proficiency with Microsoft Excel and Outlook required
- Experience with BuilderTrend an asset, not required
- Ability to multi-task, prioritize and manage separate job sites
- Versatility, flexibility and a willingness to rapidly adapt
- Candidate must have valid driver’s license and vehicle

COMPENSATION: Total compensation package will include, but is not limited to, a competitive salary, car allowance, cell phone, and comprehensive medical package.
