Travel: Regular travel to project sites in Calgary and surrounding areas

Matrix HR is recruiting a Senior Project Manager / Estimator for an established commercial roofing and building-envelope contractor in Calgary.

This is a senior, hands-on position for someone who understands commercial roofing systems, building-envelope performance, labour productivity, project risk, and financial control. The successful candidate will take ownership of projects from initial tender review through estimating, award, mobilization, execution, billing, and closeout.

This is not a coordination-only role. You must be able to assess field conditions, understand roofing assemblies and building-envelope interfaces, price risk accurately, make timely decisions, and drive projects to completion.

What You Will Do:

Estimating and Pre-Construction:

- Review drawings, specifications, addenda, schedules, tender instructions, contracts, and site conditions.

- Complete detailed quantity takeoffs for labour, materials, equipment, access, disposal, subcontracted work, and other project requirements.

- Prepare accurate and competitive estimates for commercial low-slope roofing and related building-envelope projects.

- Build labour pricing using realistic production rates, crew composition, sequencing, seasonality, access constraints, and project-specific conditions.

- Obtain and evaluate quotations from suppliers, manufacturers, equipment providers, and subcontractors.

- Identify scope gaps, exclusions, substitutions, constructability issues, warranty requirements, and commercial risks before bid submission.

- Attend pre-bid meetings and site reviews to confirm existing conditions, logistics, staging, access, and safety requirements.

- Prepare clear scopes, assumptions, clarifications, exclusions, and bid submissions.

- Support tender interviews, scope reviews, negotiations, and the handover from estimating to operations following award.

- Maintain estimating records and use completed-project results to improve future pricing accuracy.

Project Management and Delivery:

- Manage awarded projects from contract review and kickoff through completion and closeout.

- Develop project budgets, schedules, procurement plans, workforce forecasts, material-release schedules, and site logistics plans.

- Coordinate with owners, consultants, general contractors, manufacturers, suppliers, subcontractors, superintendents, forepersons, and field crews.

- Confirm that submittals, shop drawings, product data, samples, permits, and required documentation are complete before work begins.

- Monitor progress, labour productivity, material usage, equipment costs, subcontractor performance, and forecasted cost to complete.

- Conduct regular site visits and resolve technical, sequencing, access, quality, and constructability issues.

- Manage requests for information, site instructions, contemplated changes, change quotations, change orders, and delay or impact records.





- Prepare and support progress billings, schedules of values, holdback documentation, and project financial reporting.

- Maintain accurate project records, including meeting minutes, approvals, correspondence, site information, photographs, and commercial notices.

- Lead project closeout, including deficiencies, inspections, warranties, as-built information, operation and maintenance documents, and final billing.

Technical, Quality, and Safety Leadership:

- Provide technical leadership on low-slope roofing systems and related building-envelope interfaces.

- Review roof assemblies for compatibility, drainage, insulation, air and vapour control, membrane continuity, penetrations, flashings, transitions, and tie-ins.

- Confirm compliance with contract documents, applicable codes, manufacturer requirements, warranty standards, and approved installation details.

- Coordinate manufacturer and third-party inspections as required.

- Work with field leadership to maintain safe work practices and meet applicable occupational health and safety requirements.

- Address quality concerns promptly and document corrective action.

Client and Commercial Management:

- Serve as a primary point of contact for clients, general contractors, consultants, and other project stakeholders.

- Communicate project status, risks, decisions, cost impacts, schedule changes, and required actions clearly and promptly.

- Protect project margin through disciplined scope control, documentation, procurement, forecasting, billing, and change management.

- Build strong client relationships that support repeat and negotiated work.

- Participate in post-project reviews and recommend improvements to estimating and operating processes.

What You Bring:

- At least seven years of progressive experience in commercial roofing or closely related building-envelope construction.

- Demonstrated experience preparing estimates and managing awarded projects. Candidates with experience in only one of these areas will not meet the core requirement.

- Solid knowledge of commercial low-slope roofing systems, including relevant experience with SBS modified bitumen, built-up roofing, EPDM, TPO, PVC, insulation, vapour barriers, flashings, sheet metal, and waterproofing.

- Practical understanding of building-envelope performance, including moisture control, air and vapour control, thermal continuity, drainage, penetrations, transitions, and tie-ins.

- Proven ability to read and interpret architectural drawings, details, specifications, contracts, and tender documents.

- Strong understanding of quantity takeoffs, labour productivity, material pricing, procurement, job costing, forecasting, progress billing, and change-order management.





- Experience managing multiple active projects and competing bid deadlines.

- Proficiency with Microsoft Excel and estimating, takeoff, document-control, or project-management software.

- Strong written and verbal communication skills.

- Valid driver's licence and ability to travel to project sites in Calgary and surrounding areas.

- Legal authorization to work in Canada.

Preferred Qualifications:

- Diploma or degree in construction management, architectural technology, engineering technology, quantity surveying, or a related discipline. Equivalent trade and field experience will be considered.

- Red Seal roofing certification, Gold Seal certification, Project Management Professional designation, or equivalent industry credentials.

- Experience with occupied facilities, phased work, institutional buildings, industrial facilities, or technically complex retrofit projects.

- Experience with architectural sheet metal, wall cladding, air-barrier systems, waterproofing, or broader building-envelope scopes.

- Established relationships with local suppliers, manufacturers, consultants, general contractors, and subcontractors.

- Experience mentoring estimators, coordinators, or junior project managers.

- Experience with Bluebeam, PlanSwift, On-Screen Takeoff, Procore, or comparable platforms.

Success in this role will be measured by the quality and completeness of estimates, strong bid judgment, reliable cost-to-complete forecasting, protection of gross margin, effective coordination of labour and materials, schedule performance, timely change-order recovery, accurate billing, quality outcomes, safety leadership, client satisfaction, and support for repeat business.

Compensation and Benefits:

The position offers a base salary of $120,000 or higher, depending on directly relevant experience, technical knowledge, estimating capability, project results, and leadership background.
