About the Role

We are looking for a reliable and skilled Residential Building Maintenance Technician to support the ongoing maintenance, repairs, and upkeep of residential rental properties in Vancouver.

This position is hands-on and will be responsible for completing general maintenance and repair work throughout occupied residential units, common areas, building exteriors, and surrounding property areas.

The ideal candidate is a practical, self-motivated individual who takes pride in quality workmanship, communicates professionally with residents and management, and can work independently while knowing when specialized trades are required.

Key Responsibilities

Residential Unit Maintenance

- Respond to maintenance requests and complete repairs in occupied rental units
- Perform general repairs and maintenance to walls, doors, cabinets, flooring, fixtures, and other building components
- Complete drywall patching, painting, touch-ups, caulking, and finishing work
- Perform minor plumbing repairs such as replacing faucets, fixtures, supply lines,



and other components within the individual's level of training and authorization
- Perform minor carpentry and hardware repairs, including doors, cabinets, trim, shelving, and other fixtures
- Identify maintenance issues and report deficiencies that require specialized trades or further assessment
- Complete repairs and maintenance while maintaining a clean and professional work area

Common Areas & Building Maintenance

- Perform regular inspections and identify maintenance and repair requirements
- Maintain and repair common areas, hallways, entrances, stairwells, storage areas, and other shared spaces
- Complete painting and touch-ups in common areas
- Replace light bulbs and perform other routine maintenance tasks
- Complete minor repairs to building fixtures, doors, hardware, and other components
- Assist with maintaining the overall appearance, cleanliness, and condition of the property

Exterior & Property Maintenance

- Perform general maintenance of building exteriors and surrounding areas
- Complete minor repairs to exterior doors, fences, decks, siding, and other property components
- Perform seasonal maintenance and general grounds upkeep as required
- Identify exterior deficiencies and report issues requiring specialized contractors

Maintenance Coordination & Documentation

- Respond to and complete assigned maintenance requests and work orders
- Maintain accurate records of completed work, repairs, materials, and outstanding issues
- Communicate maintenance requirements and significant deficiencies to the appropriate manager
- Coordinate access with residents when required
- Assist with providing access to contractors and service providers
- Monitor the quality and completion of work performed by external contractors when requested
- Maintain tools, equipment, and supplies in an organized and safe condition
- Follow company procedures for documenting maintenance activities





Health & Safety

- Follow all company health and safety policies and procedures
- Use tools, equipment, and materials safely and appropriately
- Maintain a safe work area when working in occupied units and common areas
- Follow applicable safety requirements and report hazards or unsafe conditions
- Use appropriate personal protective equipment (PPE)

Qualifications & Experience

- 2+ years of experience in building maintenance, property maintenance, construction, renovation, or a related field
- Strong general repair and handyman skills
- Experience with residential maintenance is an asset
- Good painting, drywall repair, caulking, and finishing skills
- Basic knowledge of plumbing, carpentry, hardware, and general building repairs
- Ability to identify problems and determine whether a repair can be completed independently or requires a qualified trade
- Ability to use common hand and power tools safely
- Strong attention to detail and commitment to quality workmanship
- Good communication and interpersonal skills
- Professional and respectful approach when working in occupied residential units
- Ability to work independently, prioritize tasks, and manage multiple maintenance requests
- Valid driver's licence and reliable transportation is an asset
- WHMIS and First Aid certification are assets

Physical Requirements

- Ability to perform physical work throughout the workday
- Ability to stand, walk, bend, kneel, climb stairs and ladders, and work in different positions as required
- Ability to lift, carry, push, and pull tools, equipment, and materials
- Ability to work indoors and outdoors in varying weather conditions
