Position Summary

The Home Discovery Advisor serves as the first point of contact for digital homebuyers and is responsible for creating a thoughtful, responsive, and personalized customer experience across all online lead channels.

This role converts online interest into qualified sales opportunities through proactive lead engagement, consultative discovery, strategic follow-up, and effective use of Cantiro sales technology including Salesforce, CallRail, BombBomb, Outlook, Teams, SMS, phone, email, social media direct messaging, and other approved communication channels.

The Home Discovery Advisor plays a key role in bridging Marketing and Sales by qualifying leads, maintaining clean customer records, supporting lead-routing processes, sharing customer insights, and coordinating smooth handoffs to onsite sales teams.

Key Responsibilities

Lead Response & Conversion

- Respond quickly and professionally to incoming digital leads across web forms, phone, text, email, chat, social media, and other online channels.
- Engage prospective homebuyers through personalized outreach using phone, text, email, video, and direct messaging.
- Ask strong discovery questions to understand customer needs, timing, budget, location preferences, lifestyle priorities, and next steps.
- Qualify prospects and connect them with the right onsite sales team when appropriate.
- Book appointments and support the transition from online inquiry to meaningful sales conversation.
- Re-engage dormant or unresponsive leads through thoughtful nurture strategies and follow-up campaigns.
- Represent the Cantiro brand with warmth, professionalism, and a high standard of customer care.

Social Media & Digital Engagement

- Monitor and respond to prospective homebuyer inquiries received through social media channels, including Instagram, Facebook, and other emerging platforms.
- Engage with prospects through direct messages in a skilled, helpful, and authentic manner.
- Move social media conversations toward meaningful sales discussions, appointment opportunities, or appropriate next steps.
- Identify customer questions, objections, and buying signals within social media interactions.
- Maintain appropriate records of customer interactions within Salesforce and other approved systems.
- Collaborate with Marketing by sharing customer insights, frequently asked questions, and recurring themes observed through digital channels.
- Act as a digital ambassador for the Cantiro brand across online touchpoints.

CRM & Lead Management

- Maintain accurate and complete customer records within Salesforce.
- Update lead statuses, qualification details, notes, activities, follow-up plans,



and outcomes in a timely manner.
- Support lead-routing and ownership processes to ensure prospects are connected with the appropriate sales representative or team.
- Monitor lead activity and identify opportunities for re-engagement.
- Document customer history clearly so onsite sales teams have the context needed for a strong handoff.
- Follow established processes for data quality, activity tracking, and lifecycle stage progression.

Technology & Communication Tools

- Use Salesforce, CallRail, BombBomb, Outlook, Teams, and other approved sales technologies as part of daily workflow.
- Record, track, and manage customer calls, texts, video emails, and follow-up activity through approved systems.
- Create personalized video communications using BombBomb to improve trust, engagement, and customer experience.
- Leverage automation and workflow tools while maintaining authentic, human communication.
- Participate in testing, adoption, and continuous improvement of sales technology and customer communication processes.

Nurture & Follow-Up

- Execute structured follow-up plans for both engaged and unengaged prospects.
- Maintain ongoing communication with customers throughout the early stages of their home-buying journey.
- Identify barriers to purchase and provide helpful information that supports customer decision-making.
- Support short-term and long-term nurture campaigns, database reactivation, and lead re-submission workflows.
- Use a mix of education, relationship-building, and timely calls to action to keep prospects engaged.

Collaboration & Handoffs

- Partner closely with onsite sales teams to ensure smooth customer handoffs.
- Share relevant customer preferences, communication history, questions, and buying signals with internal stakeholders.
- Work collaboratively with Marketing to provide feedback on lead quality, campaign performance, customer trends, and common objections.
- Support cross-functional coordination with Sales, Marketing, IT, and Customer Care when lead experience or process questions arise.
- Help reduce duplicate outreach, unclear ownership, and inconsistent customer experiences.

Reporting & Continuous Improvement

- Track and review personal performance metrics related to response speed, follow-up activity, appointments, and conversion.
- Contribute insights that help improve lead quality, customer experience, sales handoffs, and conversion outcomes.
- Identify process gaps, customer friction points, and opportunities to improve the online sales journey.
- Participate in workflow design, process documentation, and system optimization initiatives.
- Support achievement of online sales program goals tied to lead conversion, appointment setting, customer engagement, and data quality.

Working Environment

This is a hybrid role designed to support customers wherever and whenever they choose to engage with Cantiro Homes.

The Home Discovery Advisor will work across multiple environments, including:

- Corporate office locations
- Show homes and presentation centres
- Community events
- Remote/home office settings
- Mobile and on-the-go work environments as business needs require





To build a strong foundation of product knowledge, systems expertise, customer experience expectations, and relationships with internal teams, the successful candidate will be expected to maintain a full-time in-office and/or show-home presence during the probationary period.

Following successful completion of probation, the role will transition to a hybrid work model that balances operational requirements, customer service expectations, team collaboration, and individual performance.

Schedule Flexibility

- Ability to work a flexible schedule including evenings, weekends, and occasional special events.
- Willingness to adjust working hours to align with customer demand and sales opportunities.
- Ability to respond to digital inquiries in a timely manner while maintaining healthy and sustainable working practices.
- Comfort working from multiple locations depending on business needs, customer demand, training requirements, and team collaboration.

Schedule (preferred):

- Monday 10:30am – 7:30pm
- Tuesday 10:30am – 7:30pm
- Thursday (preferred) or Wednesday 10:30am – 7:30pm
- Saturday 9:00am – 6:00pm
- Sunday 9:00am – 6:00pm

Required Qualifications

- Experience in sales, customer service, inside sales, lead management, or a similar customer-facing role.
- Solid written and verbal communication skills.
- Comfortable making outbound calls and engaging customers through phone, text, email, video, and social media direct messaging.
- Strong organization, prioritization, and time-management skills.
- Ability to work independently while staying aligned with team goals and sales processes.
- Confidence using CRM systems and digital communication tools.
- Customer-focused mindset with strong relationship-building skills.
- Detail-oriented with strong follow-through and documentation habits.
- Ability to handle a high volume of inquiries while maintaining professionalism and care.

Preferred Qualifications

- New home-building, real-estate, or housing industry experience.
- Salesforce experience.
- Experience with CallRail, Video Email, live chat, SMS platforms, or digital lead-management tools.
- Experience engaging customers through Instagram, Facebook, or other social media direct messaging channels.
- Understanding of digital marketing, online lead generation, and customer nurture strategies.
- Experience working in a hybrid, mobile, or multi-location sales environment.

Success Measures

Success in this role will be measured through both quantitative performance indicators and qualitative customer experience outcomes. Key measures may include:

- Speed-to-lead response
- Lead-to-appointment conversion rate

- CRM data quality and completeness
