We are seeking a highly motivated and experienced Roaming Building Operator to oversee 4-5 assets in our Retail Portfolio.

The Roaming Building Operator is responsible for the day‑to‑day operation, maintenance, and regulatory compliance of a portfolio of 4–5 grocery‑anchored retail strip malls. This role provides hands‑on technical support across multiple sites, ensuring base building systems operate efficiently, safely, and in accordance with applicable codes and standards.

The Operator plays a key role in coordinating and overseeing contractor work, conducting inspections, and verifying that all life safety, environmental,



and regulatory systems are maintained, tested, and documented. The role requires strong technical knowledge, sound judgment, and the ability to independently manage priorities across several properties.

WHAT YOU WILL DO

Building Operations & Maintenance

· Perform regular site visits and inspections across assigned retail properties to assess base building conditions, building systems, and overall asset presentation.

· Carry out preventative maintenance and routine servicing of base building systems, including HVAC, plumbing, lighting, electrical, and general building infrastructure.

· Respond to tenant service requests and environmental comfort issues in a timely and professional manner.

· Complete daily, weekly, and monthly operational logs, inspections, and checklists.

Contractor & Vendor Coordination

· Coordinate, schedule, and supervise third‑party contractors and service providers performing work on site, including HVAC, electrical, plumbing, fire protection, roofing, paving, and other specialty trades.

· Ensure contractors comply with site rules, safety requirements, and scope of work while on property.

· Review completed work for quality, completeness, and compliance before sign‑off.

· Communicate contractor performance issues, deficiencies, or risks to Property Management and recommend corrective actions.

· Assist with access coordination, shutdowns, and after‑hours work as required.

Regulatory, Code & Life Safety Systems

· Monitor, inspect, and verify regulatory and code‑required building systems, including fire alarm systems, sprinkler systems, emergency lighting, generators, life safety equipment, and other regulated assets.

· Conduct or support monthly, quarterly, and annual regulatory inspections as required by applicable codes and standards.

· Track testing, certifications, and deficiencies, and ensure follow‑up actions are completed in a timely manner.

· Support compliance with applicable legislation, including fire code, electrical safety, health & safety, and environmental requirements.

· Escalate regulatory risks, non‑compliance, or safety concerns immediately to Property Management.

Troubleshooting & Repairs

· Perform minor electrical, HVAC, and plumbing troubleshooting and repairs.

· Identify issues requiring specialty trades and provide technical input to support effective repairs and minimize downtime.

Work Orders, Reporting & Documentation

· Initiate, track, and close work orders using the company’s CMMS or work order system.

· Maintain accurate records of inspections, maintenance activities, contractor work, and regulatory compliance.

· Provide clear written and verbal updates to Property Managers regarding site conditions, completed work, and emerging risks.

Portfolio Support

· Assist Property Management with seasonal programs, capital projects, emergency response, and special initiatives.

· Maintain tools, equipment,



and inventory required to support a multi‑site operating role.

· Participate in site meetings: Monthly updates, Budget Preparations and Capital Projects

Requirements & Qualifications

· Minimum 5+ years of experience as a Building Operator or Maintenance Technician in commercial or retail properties.

· Strong working knowledge of HVAC, electrical, plumbing, and life safety systems.

· Demonstrated experience coordinating and supervising contractors across multiple sites.

· Solid understanding of regulatory and code‑driven building systems and inspection requirements.

· Ability to work independently, manage competing priorities, and travel regularly between properties.

· Proficiency with CMMS/work order systems and basic computer applications.

· Strong communication skills and a professional, service‑oriented approach.

· Valid driver’s license required.

Education & Certifications

· High school diploma or equivalent required.

· Trade certification (HVAC, Electrical, Plumbing) or Building Systems training considered an asset.

· BES I/II or Building Operator Certification (BOC) or Building Systems Maintenance Certificate (SMC) BOMI.

· WHMIS, Working at Heights, and other safety certifications preferred or willingness to obtain.

· Ability to read/interpret construction drawings.

· Alert and perceptive and able to resolve problems and emergencies.

Professional Conduct & Safety Compliance

· Maintain a professional appearance and wear appropriate work attire suitable for a secure working environment, including any required personal protective equipment (PPE).

· Comply with all workplace health and safety policies, procedures, and site-specific safety requirements while performing duties across all assigned properties.

· Maintain all required health and safety certifications relevant to the role, including but not limited to WHMIS, Working at Heights, and any other training required by the company or applicable regulations.

· Ensure certifications remain current and participate in additional safety training as required.
