About the Role

We are seeking an experienced Property Manager to oversee the day-to-day operations of multi-family complexes in Salmon Arm, BC. The ideal candidate has a strong background in property management, excels at building positive tenant relationships, and has proven experience leading and managing a team of employees.

Key Responsibilities

Property Operations

- Oversee daily operations of assigned properties, ensuring they are well-maintained, safe, and compliant with local bylaws, the BC Building Code, and municipal housing standards
- Manage budgets, control operating expenses, and report on property financial performance
- Coordinate maintenance, repairs, and vendor/contractor relationships
- Conduct regular property inspections and address issues proactively
- Ensure compliance with WorkSafeBC requirements for on-site staff and contractors

Tenant Relations

- Serve as the primary point of contact for tenant inquiries, concerns, and requests
- Administer tenancy agreements, renewals, and move-in/move-out condition inspections in accordance with the BC Residential Tenancy Act
- Resolve tenant disputes and complaints professionally, escalating to the Residential Tenancy Branch (RTB) dispute resolution process when necessary
- Prepare and serve notices (rent increases, notices to end tenancy, etc.) in compliance with RTB rules and timelines




- Foster positive relationships to support tenant satisfaction and retention
- Manage rent collection and address arrears in accordance with the Residential Tenancy Act

Team Leadership

- Supervise, schedule, and support on-site staff (maintenance, leasing, administrative personnel)
- Hire, train, and evaluate employee performance
- Delegate tasks effectively and provide ongoing coaching and feedback
- Foster a collaborative, accountable, and service-oriented team culture

Qualifications

- Minimum of [2–3+] years of experience in property management an asset
- Demonstrated experience managing tenant relations, including conflict resolution
- Prior experience supervising or managing employees required
- Solid working knowledge of the BC Residential Tenancy Act and Residential Tenancy Branch procedures
- Familiarity with the BC Human Rights Code as it applies to tenancy and employment
- Excellent communication, organizational, and problem-solving skills
- Proficiency with property management software
- Valid BC driver's licence and reliable vehicle/drivers abstract
- Ability to handle emergency situations and after-hours calls as needed

Compensation will be based on experience/education; range $60,000-$80,000
