Estimator / Senior Estimator – Demolition & Abatement

Salary: $80,000–$120,000 per year, depending on experience
About Division 2
Division 2 Contracting Ltd. is an established B.C. contractor specializing in demolition, hazardous materials abatement, concrete cutting and excavation.
We work with general contractors, public-sector clients and private owners throughout Metro Vancouver and Vancouver Island on commercial, institutional and complex construction projects.
We are looking for an experienced Estimator / Senior Estimator to join our estimating team with a primary focus on demolition and hazardous materials abatement.
The Role
This is a full-cycle estimating position.
The successful candidate will be responsible for reviewing tender opportunities, understanding the complete scope of work, completing quantity takeoffs, developing labour and equipment requirements, obtaining subcontractor and supplier pricing, assessing project risks and preparing complete tender submissions.
We are looking for someone who understands demolition and abatement means and methods and how projects are actually executed in the field, not simply someone who can complete quantity takeoffs.
Responsibilities
- Review tender invitations, drawings, specifications, hazardous materials reports and contract documents.
- Complete detailed demolition and abatement quantity takeoffs.
- Attend site visits and identify access, logistics, phasing, disposal and site-condition considerations.
- Develop labour, equipment, trucking, disposal and material requirements.
- Obtain and evaluate supplier and subcontractor quotations.
- Develop detailed project estimates and pricing schedules.
- Identify scope gaps, exclusions, clarifications, risks and opportunities before tender submission.
- Evaluate demolition sequencing, access requirements, equipment selection and disposal strategies.
- Understand hazardous materials quantities, containment requirements and abatement methodologies.
- Prepare competitive tender submissions, quotations and change pricing.
- Review subcontractor and supplier scopes to ensure complete coverage.
- Work with management on bid strategy and final pricing.
- Communicate with general contractors, consultants and clients during the tender process.
- Participate in estimate handover meetings with project managers and operations following award.
- Review completed projects and actual costs to continuously improve estimating accuracy.
What We Are Looking For
Required:
- Construction estimating experience in a subcontractor workplace.
- Strong knowledge of demolition, hazardous materials abatement or closely related construction scopes.
- Ability to read and interpret architectural, structural and civil drawings, specifications and hazardous materials reports.
- Strong quantity takeoff and analytical skills.
- Strong Excel skills.
- Experience using Bluebeam or similar takeoff software.
- Experience with ChatGPT in an estimating environment.
- Ability to prepare a complete estimates independently and meet tender deadlines.
- Ability to work within a team environment for estimate oversight and reviews
- Strong written communication skills for tender clarifications, exclusions and scope letters.
- Valid B.C. Class 5 driver's licence and ability to attend project sites.
Preferred:
- 3+ years of demolition and/or abatement estimating experience.
- Experience estimating commercial, institutional and public-sector projects.
- Knowledge of the Lower Mainland construction market.
- Familiarity with local general contractors, disposal facilities, trucking and construction logistics.
- Experience estimating projects from invitation to tender through final submission.
- Experience with projects involving selective demolition, structural demolition, asbestos abatement, lead abatement, mould remediation or other hazardous materials.
What Success Looks Like
A successful estimator at Division 2 produces estimates that are:
- Complete and technically accurate.
- Competitive without overlooking project risk.
- Clear about scope, exclusions and assumptions.
- Delivered on time.
- Consistent with how our operations team will actually execute the work.
Just as importantly, we expect our estimators to learn from completed projects by comparing estimated costs with actual project performance.

- Base salary: $80,000–$120,000, depending on directly relevant experience.

Work Environment
This is an office-based position in Burnaby, with site visits throughout Metro Vancouver and the Fraser Valley as required.
The position is full-time, Monday through Friday.
