Job Summary

We are seeking a dynamic and proactive Building Superintendent to oversee the daily operations, maintenance, and safety of our commercial property. This vital role ensures the building functions smoothly, efficiently, and safely for all occupants and visitors. The ideal candidate will possess strong management skills, technical expertise in mechanical and electrical systems, and a passion for maintaining high standards of facility performance. As a Building Superintendent, you will lead maintenance teams, coordinate projects, and implement preventative strategies to optimize building operations and longevity.

Duties

- Manage and supervise maintenance staff, including scheduling, training, and performance evaluations to ensure effective team leadership.
- Oversee routine inspections and preventative maintenance of HVAC systems, electrical panels, low voltage systems, plumbing, and structural components.
- Coordinate repair projects, including troubleshooting mechanical issues using schematics and industrial maintenance techniques.
- Utilize Computerized Maintenance Management Systems (CMMS) to track work orders, maintenance history, and inventory levels.
- Develop and implement safety protocols in compliance with local regulations; conduct regular safety audits.
- Monitor building systems such as programmable logic controllers (PLCs) for automation control; troubleshoot issues as needed.




- Collaborate with vendors and contractors on project management tasks to upgrade or repair building infrastructure efficiently.
- Minor Cleaning to supplement building cleaners
- Small moves
- Minor Shoveling in the Winter to supplement the building snow removal company
- Troubleshooting minor issues in the building such as burnt out lights etc.
- Minor handyman skills such as touch up painting, power washing etc.
- Responsible to make sure the garbage is picked up daily.

Skills

- Strong management and supervisory experience in building or facilities maintenance environments.
- Proven project management skills with the ability to plan, execute, and complete multiple projects simultaneously.
- Mechanical knowledge with familiarity in industrial maintenance practices and schematics interpretation.
- Electrical experience including working with low voltage systems, electrical panels, and troubleshooting electrical faults.
- Knowledge of HVAC systems operation, repair, and maintenance procedures.
- Experience working with CMMS platforms to streamline maintenance workflows.
- Leadership qualities with excellent communication skills in English; capable of motivating teams and coordinating with stakeholders effectively.

Pay: $20.00-$25.00 per hour
