Project Manager – Multi-Family & Modular Construction

Citibuild Corp. is a Toronto-based real estate development and construction company focused on delivering high-quality multi-family and modular projects across the GTA. Our core work includes:

- Multi-Family Development — rental apartments, multiplexes, and urban infill projects
- Prefabricated & Modular Construction — steel building systems and efficient modular delivery
- Property Management & Asset Management — ongoing operations and value creation post-construction

We are hiring a Project Manager to lead projects from pre-construction through to completion.

Key Responsibilities

- Manage the full project lifecycle including scheduling, budgeting, procurement, and quality control
- Coordinate general contractors, subcontractors, architects, engineers, and consultants
- Prepare and track project schedules, cost reports, change orders, and progress claims
- Lead site meetings, manage RFIs/submittals/deficiencies, and drive timely issue resolution
- Ensure compliance with Ontario Building Code, municipal permits, and safety standards
- Maintain strong relationships with clients, consultants, and internal teams (design, leasing, and property management)
- Identify risks early and implement practical mitigation strategies
- Support both conventional construction and modular/prefab delivery processes
- Contribute to the continuous improvement of Citibuild’s project delivery systems and SOPs

Required Qualifications

- 2–5 years of project management experience in residential, multi-family,



or commercial construction in the GTA
- Solid understanding of Ontario Building Code, municipal permitting processes, and construction contracts
- Proven ability to deliver projects on schedule and within budget
- Strong organizational, communication, and leadership skills
- Proficiency with project management software (Procore, MS Project, or equivalent) and Microsoft Office
- Valid driver’s license and reliable vehicle (regular site visits required)
- Ability to work independently in a fast-paced, entrepreneurial setting

Preferred Qualifications

- Experience with modular, prefabricated, or steel building construction
- PMP, Gold Seal, or equivalent project management designation
- Background in multi-family rental or mixed-use development

Pay: $60,052.82-$120,133.64 per year
