Residential Property Manager & Leasing Coordinator

Full-Time Position – Kitchener-Waterloo Area

Please note: Candidates must live in the Kitchener-Waterloo area for this position.

WSMI is seeking an experienced residential property management professional to join our team. This is an excellent opportunity for someone who enjoys working with people, solving problems, taking responsibility, and managing a portfolio of residential properties.

This role offers the opportunity to work as part of a team alongside the Vice President of Leasing and Property Management, managing a portfolio of residential properties. You will have meaningful responsibility for the day-to-day management of the portfolio while working closely with the Vice President and taking on greater responsibility as you grow within the company.

Position Details

This is a full-time position with regular weekday hours from 8:00 a.m. to 4:00 p.m.

Due to the nature of residential property management, some flexibility outside regular business hours is occasionally required. This may include assisting with a move-in when the first day of the month falls on a Sunday or conducting a Saturday property showing, generally no later than 2:00 p.m.

These situations are occasional rather than weekly. We value employees who are willing to provide flexibility when needed to ensure our tenants and property owners receive excellent service.

Job Summary

The successful candidate will work with the Vice President in managing a portfolio of residential properties, with responsibilities that include leasing, tenant relations, maintenance coordination, move-ins and move-outs, and day-to-day property operations.

This position is well suited to an experienced property management professional who is highly organized, proactive, detail-oriented, and comfortable taking ownership and making decisions.





ResponsibilitiesLeasing & Tenant Placement

- Manage the leasing of residential units throughout the portfolio
- Coordinate and conduct property showings
- Advertise and manage rental listings
- Screen rental applicants, including credit, employment, and reference checks
- Prepare leases and related documentation
- Track lease renewals and upcoming vacancies

Tenant Relations

- Respond professionally and promptly to tenant inquiries
- Resolve tenant concerns and day-to-day issues
- Maintain positive and professional tenant relationships
- Prepare notices and routine correspondence

Property & Maintenance Coordination

- Receive and coordinate maintenance requests
- Work directly with contractors and service providers
- Schedule inspections and follow-ups
- Monitor maintenance work through to completion
- Respond to urgent property matters when required

Portfolio Management & Operations

- Work closely with the Vice President of Leasing and Property Management
- Take responsibility for assigned properties within the portfolio
- Coordinate move-ins and move-outs
- Help improve systems, processes, and workflow efficiency
- Maintain strong relationships with property owners and tenants
- Provide a high standard of service while helping retain and grow the company's management portfolio

What We're Looking For

- 3–5 years of residential property management experience
- Strong communication and interpersonal skills
- Excellent organizational and multitasking abilities
- Ability to work independently, make decisions,



and take initiative
- Strong attention to detail
- Valid driver's licence and reliable transportation
- Professional appearance and a strong customer-service mindset
- Someone who takes ownership of their responsibilities and follows matters through to completion

Compensation & Perks

- Starting salary: $60,000–$67,500 per year, depending on experience
- Commission opportunities as your managed portfolio grows
- Mileage reimbursement where applicable
- RRSP matching program following successful completion of the three-month probationary period

Opportunity for Additional Compensation

As your property portfolio grows, you will have the opportunity to earn additional compensation through a commission program based on the properties you manage.

The program is designed to reward both portfolio growth and strong ongoing management, including maintaining positive client relationships, providing excellent service, and helping retain properties under Guardian's management.

RRSP Matching

After successfully completing your three-month probationary period, you will be eligible to participate in our RRSP matching program. You may contribute 4% of your earnings to your RRSP, and the company will match your contribution with an additional 4%.

Pay: $5,000.00-$5,625.00 per month
