About The Role
We're looking for a Property Manager to join our Operations team and take responsibility for the full operational and financial performance of an assigned portfolio of multi-residential properties. This includes managing day-to-day operations, executing leasing and resident strategies, overseeing maintenance and site teams, and ensuring strong financial results.
The role is accountable for delivering a high standard of resident experience while maintaining control over operating and capital budgets. Working closely with Operations, Finance, and site staff,
the Property Manager ensures properties are well-run, compliant, and aligned with company objectives.
What You'll Do
- Oversee the day-to-day operations and performance of assigned properties, with a focus on occupancy, revenue, service quality, and cost control.
- Manage leasing activity, renewals, vacancy reduction, rent collections, and arrears in collaboration with internal teams.
- Ensure maintenance requests, work orders, unit turns, inspections, and building operations are completed efficiently and to standard.
- Manage operating and capital budgets, review financial performance and variances, approve expenditures, and identify opportunities to optimize revenue and costs.
- Build strong resident relationships, address escalated concerns, and ensure timely, qualified resolution of resident issues.
- Lead and develop on-site teams, including hiring, onboarding, scheduling, payroll approvals, training, coaching, and performance management.
- Ensure compliance with applicable legislation, including the Residential Tenancies Act, and manage LTB matters, disputes, collections, and other legal or regulatory requirements.
- Oversee property marketing and leasing strategies, including market research, pricing recommendations, advertising, and initiatives to improve leasing performance.
- Oversee preventative maintenance, life safety requirements, emergency response, and building inspections to maintain safe, compliant, and well-maintained properties.
- Coordinate capital projects and major repairs, working with contractors and internal stakeholders to ensure projects are completed on time, within scope, and to standard.
- Maintain accurate tenant, property, operational, and compliance records and ensure required documentation is up to date.
- Identify operational risks and opportunities for improvement and work collaboratively with internal teams and external stakeholders to drive property performance.
What We’re Looking For
- 5–7+ years of experience in residential property management or building operations.
- Proven experience managing leasing, rent collections (A/R), and tenant relations.
- Experience managing operating budgets, expense control, and financial reporting.
- Strong understanding of applicable legislation, including the Residential Tenancies Act (Ontario).
- Experience coordinating maintenance, vendors, and service contracts.
- Demonstrated ability to manage multiple priorities across a portfolio or large asset.
- Strong communication, problem-solving, and organizational skills.
- Proficiency in Microsoft Office and property management systems.
- Experience with Yardi or similar property management software.
- Familiarity with legal processes, including LTB hearings, collections, and compliance matters.
