We are seeking a motivated and organized Junior Property Manager to join our team on a full-time basis. This position will primarily support the management of single-family residential rental properties and will involve regular communication with property owners, tenants, contractors, and prospective renters.
The ideal candidate is professional, reliable, detail-oriented, and comfortable managing multiple properties and priorities at the same time. This is a hands-on role involving a combination of office administration, tenant relations, property inspections, leasing, and maintenance coordination.
Key Responsibilities
Assist with the day-to-day management of a portfolio of single-family rental properties.
Act as a point of contact for tenants and property owners regarding general inquiries, maintenance concerns, and property-related matters.
Respond to tenant and owner emails and phone calls in a skilled and timely manner.
Conduct routine property inspections and prepare inspection reports with photos and recommendations.
Conduct move-in and move-out inspections and complete required documentation.
Coordinate property access for contractors, inspections, appraisals, and other services as required.
Assist with advertising available rental properties and responding to rental inquiries.
Schedule and conduct property showings for prospective tenants.
Review rental applications, references, employment information, and supporting documentation.
Assist with tenant screening and preparation of tenancy agreements.
Coordinate tenant move-ins, including collection of deposits, required documents, and property information.
Assist with tenant move-outs, inspections, deposit reconciliation, and preparation of properties for re-rental.
Monitor rent payments and follow up on outstanding or late rent.
Prepare and deliver tenancy notices and other correspondence when required.
Maintain accurate records for tenants, owners, leases, inspections, maintenance, and property documentation.
Communicate regularly with property owners regarding tenant matters, maintenance, vacancies, and the overall condition of their property.
Monitor vacant properties and coordinate cleaning, repairs, landscaping, and other work required before re-renting.
Assist with resolving tenant complaints and tenancy-related concerns professionally.
Ensure properties are being maintained in accordance with tenancy agreements and company standards.
Work with senior Property Managers on more complex tenancy, maintenance, or owner-related matters.
Ensure applicable residential tenancy legislation, company policies, and procedures are followed.
Assist with emergency maintenance situations and urgent tenant concerns when required.
Perform other property management and administrative duties as assigned.
Qualifications
Previous experience in property management, residential rentals, real estate,
administration, or customer service is considered an asset.
Strong written and verbal communication skills.
Excellent organization and time-management skills.
Ability to manage multiple properties, appointments, maintenance requests, and deadlines.
Strong attention to detail and ability to maintain accurate documentation.
Professional and confident when communicating with tenants, property owners, contractors, and prospective tenants.
Strong problem-solving and conflict-resolution skills.
Ability to work independently while also collaborating with the property management team.
Comfortable conducting property inspections and travelling between properties.
Proficiency with Microsoft Office, email, and general computer systems.
Experience with property management software is considered an asset.
Knowledge of residential tenancy legislation is considered an asset.
Valid driver's licence and reliable vehicle required.
Property management licensing, or willingness to obtain licensing where required, is considered an asset.
Schedule: Monday to Friday, with occasional after-hours or emergency assistance as required
