Position Title: Intermediate Site Plan Designer
Location: Toronto GTA, ON (Hybrid)

Our studio handles complex, large-scale developments ranging from vibrant mixed-use environments and transit-oriented communities (TODs) to expansive commercial hubs and institutional master plans.
We are expanding our Master Planning & Layout studio and seeking a detail-oriented, motivated Intermediate Site Plan Designer to support the technical layout, spatial feasibility, and municipal approval processes for our growing pipeline of projects.
The Role
As an Intermediate Site Plan Designer, you will play a key role in transforming raw land parcels into functional, highly efficient site layouts. Working alongside Principals and Senior Designers, you will apply municipal zoning bylaws, draft building footprints, and design vehicular/pedestrian circulation systems that satisfy both client targets and city standards.
Key Responsibilities
- Site Layout & Drafting: Draft and refine innovative site plan concepts, building massing models, and spatial layouts for high-density mixed-use, multi-residential, commercial, and institutional projects.
- Zoning Compliance Analysis: Review municipal Official Plans and zoning bylaws (with a focus on Ontario and the GTA) to extract precise statistics regarding setbacks, height allowances, density thresholds, and parking ratios.
- Technical Circulation Design: Create precise parking structures, internal roadways,
and intricate vehicular routing diagrams (including heavy service vehicles, fire routes, and loading zones using AutoTURN).
- SPA Package Support: Assist the project team in compiling, drafting, and assembling technical drawings and documentation required for comprehensive Site Plan Approval (SPA), minor variances, and rezoning submissions.
- Consultant Coordination: Help coordinate architectural base plans and layout revisions with external engineering consultants, including traffic, civil, and landscape teams.
What We’re Looking For
- Education: A Degree or Advanced Diploma in Architectural Technology, Urban Design, Architecture, Urban/Regional Planning, or a related spatial design discipline.
- Experience: 2–3 years of professional experience in site planning, technical drafting, or urban design within a Canadian architectural studio or multi-disciplinary land-use planning consultancy.
- Software Proficiency: Strong, efficient proficiency in AutoCAD and Revit is required. SketchUp is considered a major asset.
- Spatial Literacy: A solid understanding of spatial logistics, building orientation, accessibility standards (AODA), and basic vehicular turning paths.
- Communication & Drive: Strong collaborative skills and a keen desire to learn complex municipal planning frameworks and large-scale master-planning logistics.
