Warrington PCI Management, a leading third-party property management, leasing, and strata management company. The company manages approximately 17 million sq ft of retail, office, industrial, multi-family and marine properties throughout the Lower Mainland. We are building our inventory for future Property Accountant vacancies, and are looking for individuals with experience and the passion for commercial real estate.

Primary Purpose
The primary purpose of the Property Accountant is to manage the full-cycle accounting of assigned properties. With guidance from the Team Leads and Property Manager(s), the Property Accountant acts as the first point of contact for all internal accounting related inquiries for the assigned properties and assists the Property Management team by providing insights through reports. The Property Accountant manages the assigned properties’ accounts to ensure an accurate representation of monthly and year-to-date transactions through financial statements and other reports.

Specific Responsibilities
The responsibilities of this position will include, but not be limited to, the following:

Accounting

Prepare month-end financial statements and management reports,



including variance analysis and account reconciliations in an accurate and timely manner

Perform management fee billings, rent roll billings and tenant chargebacks

Prepare tax filing and remittances (e.g., GST, PST, and Non-Resident tax installments)

Prepare cash-flow and monthly distributions

Assist in tracking of capital expenditures and follow-up with Property Managers on monthly variances

Review accounts receivable and assist Property Managers on tenant queries

Prepare year-end working papers and liaise with auditors

Prepare annual CAM and Tax recovery reconciliation and billings

Assist Property Managers in preparing annual property forecast and budget

Determine budgeted operating expense and realty tax installment

Update tenant charges based on approved budgeted operating expense and realty tax installments

Review and enter new leases or amendments into Yardi Voyager

Update property recovery matrix based on the review of leases

Review and revise A/P coding to ensure accuracy

File and organize accounting documents of assigned properties

Process and distribute paperwork to relevant parties

Other Responsibilities

Assist with special projects, including recent property set up, sale of property, and other duties as assigned





Provide vacation coverage for other Property Accountants as may be required

Other duties and special projects as required

Qualifications
To be successful in the Property Accountant position, an individual must be committed to developing, maintaining and demonstrating the following:

Education and Experience

Degree or diploma in a related field, with a preference for commerce or accounting-related major

Minimum two (2) years of property management accounting experience

CPA designation an asset

Experience with forecasting, budgeting and recoveries

Intermediate computer skills, particularly in Microsoft Office applications (Microsoft Outlook, Excel and Word)

Experience and working knowledge of Yardi Voyager, PayScan, and Vendor Cafe an asset

Competencies

Excellent communication skills, both written and verbal in the English language

Ability to work efficiently under pressure and maintain a calm focus

Detail oriented with exceptional analytical and problem-solving abilities

Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment
