Building Manager Location: Ottawa / National Capital Region (NCR) Employment Type: Full-Time, Permanent Schedule: Monday to Friday, 8:00 AM – 4:00 PM, with after-hours on-call availability Comprehensive Benefits + Pension Plan Travel: Travel throughout the NCR required; Valid driver's licence and access to a personal vehicle required Our client is seeking an experienced and hands-on Building Manager – Operations to join their property operations team in Ottawa. This is a leadership position with a high degree of responsibility for the day-to-day operations and maintenance of assigned commercial office, retail, and warehouse properties throughout the National Capital Region.
The Building
Manager will oversee building systems, staff, contractors, service providers, safety, repairs, and emergency situations while ensuring the properties are maintained to a high standard. The ideal candidate is self-motivated, organized, detail-oriented, and able to effectively manage multiple priorities in a fast-paced environment. Strong leadership, communication, problem-solving, and customer service skills are essential.
Pension plan ~ Kilometres reimbursed for business-related travel ~ Monday to Friday, 8:00 AM – 4:00 PM ~ After-hours on-call availability , with an on-call rotation ~ Travel throughout the National Capital Region (NCR) ~ Oversee the day-to-day operations of commercial office, retail, and warehouse properties. Respond to service-related issues and tenant/customer concerns. Manage and coordinate building staff, contractors, and subcontractors.
Supervise and support 2 direct reports . Develop and implement training schedules for current staff and service providers. Manage service contracts, including janitorial, HVAC, landscaping, and other building services.
Conduct daily, weekly, and monthly building inspections and coordinate required repairs. Regularly monitor HVAC, mechanical, electrical, security, fire alarm, sprinkler, and other building systems. Ensure compliance with applicable government regulations, building codes, and safety requirements.
Respond to emergency situations, including fire, flooding, power outages, accidents, and other building emergencies. Participate in an after-hours emergency on-call rotation. Investigate and manage insurance claims in conjunction with insurance adjusters.
Coordinate restoration activities following fire, flood, or other property damage. Prepare and recommend capital expenditure projects. Ensure company policies, procedures, and building standards are consistently maintained.
Travel between assigned properties throughout the NCR as required. A valid Building Environmental Systems (BES) Operator Class 1 or Class 2 certificate , SMT, Stationary Engineer 4th/5th Class, or equivalent. ~5–8 years of experience in general maintenance within a commercial, retail, industrial, or similar environment. ~5–8 years of experience with physical plant operations and building systems, including: ~ Electrical ~ Fire alarm systems ~ Mechanical systems ~ Building automation/security systems Strong knowledge of building systems, life safety, and emergency procedures. Ability to read and interpret mechanical and electrical blueprints.
Previous experience managing employees, contractors, and service providers. Strong leadership and team management abilities. Strong customer service and communication skills. Knowledge of building codes and safety regulations.
Valid driver's licence and access to a reliable personal vehicle . Ability to travel between properties throughout the NCR. Ability to obtain/maintain required security clearance. Bilingualism in English and French is considered an asset but is not required.
This is a hands-on building operations role and requires the ability to: Walk over uneven terrain and perform outdoor maintenance, including snow removal. Squat, stoop, kneel, and work in various positions while maintaining facilities and equipment. Climb ladders to perform inspections and repairs.
Climb into trucks and onto equipment. Operate trucks and snow removal equipment. Lift, push, and pull equipment, furniture, supplies, and building materials. Lift and replace parts associated with building mechanical systems.
