Property Manager The Property Manager is responsible for the overall operations, maintenance, and performance of assigned properties. This role serves as the primary liaison between owners, tenants, vendors, and internal teams, ensuring excellent customer service, efficient building operations, financial performance, and tenant satisfaction.

The Property

Manager oversees property inspections, vendor management, leasing activities, budgeting, maintenance coordination, and capital projects while ensuring compliance with company standards and delivering a high-quality living and working environment. Client/Customer Focus Demonstrate and promote client driven attitude with all customer and public communications. Develop building management processes to meet customer requirements.

Perform regular property inspections of customer suites, common areas, building exteriors, and landscape. Ensure effective management of loss prevention, risk management, security, maintenance, marketing, landscaping, snow removal, ventilation, heating, cooling and other daily activities. Develop operating income and expense budgets and capital budgets that meet cash flow requirements.

Implement leasing strategy. Administer leases, reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations. Identify leasing prospects and respond to routine leasing inquiries.

Collaborate with Real Estate Brokers to ensure fast re-leasing as necessary. Plan and manage replacement of major capital expense items such as HVAC system, roof systems and parking lot surfaces. Provide general status reports for all properties as scheduled.





Coordinate with accounting department and document lease payments and perform immediate collections of delinquent accounts. Request for quotations, make contracts, supervise work and approve invoices for all services required to maintain the properties. Oversee all maintenance mechanics working at managed properties.

Manage tenant relations and coordinate requests for repairs and maintenance, understanding of rent charges, lease issues and other tenant concerns. Coordinate the activities such as production of sales statements, insurances, leasing, marketing and promotions, capital improvements, financial reporting and legal services. Stay current with new technologies, systems and procedures related to property management.

Ensure that properties' performance meets or exceeds annual goals. Build sustainable relationships with clients, co-workers, vendors, real estate community, and tenants. Participate in meetings that deal with leasing and current lease ups of properties.

Assist in coordination of customer moves, including scheduling freight elevators, key cards, building access, nameplates, other signage, and mover evidence of insurance. Coordinate building events such as fire drills, emergency evacuation training and social / community events. Maintain property tenant and emergency guide and review with each new customer.

Administer of parking lot contracts and databases.



Stay current with work required skills as well as management, financial services, and customer service trends. Be an active participant to meetings and offer recommendations /ideas on design, projects and processes.

A degree in business administration, real estate finance or related field. Vocational building management related training preferred. Minimum of 5 years of experience in property operations. Minimum 5 years of experience in b-to-b customer relationship management.

Must have positive knowledge of residential real estate including a broad understanding of finance, leasing, legal, and marketing, construction, and the tenant relations requirements of managing a rental property. Must own a car. A well-defined sense of diplomacy, including solid negotiation, conflict resolution, and people management skills.

Strong negotiation skills and understanding of vendor relations including quotation and ordering process. Highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working setting. Provide leadership and support for supervisors to enable them to properly manage their employees in order to drive results and achieve top performance.

Computer literacy, including effective working skills of MS Word, Excel, PowerPoint and e-mail required. Able to build and maintain lasting relationships with corporate departments, key business partners, and customers. Ability to follow through and complete overlapping projects.

Strong customer service and troubleshooting skills. Ability to interpret and implement company policies and procedures.
