Job Summary

We are seeking a capable, independent Building Operator to support a diverse commercial portfolio including office, warehouse and retail properties throughout Calgary.

This role is best suited for someone with solid building operations experience who can take ownership of assigned properties, manage their own time, and adapt quickly when priorities change. The successful candidate must be comfortable working independently, responding to tenant and building issues, coordinating contractors, and keeping clear records through our work order system.

This is a hands-on role in a fast-moving property management environment. Some days are planned. Some days change before the first coffee is finished. The right person will be practical, accountable, organized, and able to keep moving without needing constant direction.

What You'll Be Doing

The Building Operator will be responsible for day-to-day building operations, inspections, maintenance coordination, and tenant service support across multiple commercial properties.

- Complete regular property inspections and identify maintenance, safety, and operational concerns.
- Respond to tenant service requests through MRI Angus.
- Monitor building systems, including HVAC, plumbing, lighting, electrical, mechanical, and life safety systems.
- Perform minor repairs and maintenance where appropriate.
- Coordinate contractors, provide access, review completed work, and report deficiancies.
- Support preventive maintenance programs and recurring inspection schedules.
- Inspect roofs, mechanical rooms, common areas, parking areas, exterior lighting, doors, drains, and site conditions.
- Respond to heating, cooling, leak, lighting, access, and general building concerns.
- Document work clearly with notes, photos, updates and follow-up items.
- Assist with seasonal operations, including snow removal coordination, landscaping concerns, drainage, roof checks, and exterior inspections.
- Participate in a rotational on-call schedule for after-hours building emergencies.




- Travel between properties using a complany vehicle.

How We Work

Telsec's operations team relies on accountability, communication, and follow-through. Building Operators are expected to manage their own daily schedule, prioritize work orders, inspect their assigned properties, and raise issues before they become larger problems.

This is not a role where every task will be handed over at one time. We are looking for someone who can assess what needs attention, plan their day, communicate clearly, and pivot when urgent issues arise.

The successful candidate will work closely with property management, tenants, contractors, and other team members. Clear updates are important. We do not need novels but we do need useful information: what happened, what was done, what still needs to happen, and whether anyone needs to be involved.

Required Qualifications

- Previous experience in commercial building operations, building maintenance, facilities maintenance, or a similar hands-on maintenance role.
- Working knowledge of HVAC, plumbing, electrical, lighting, fire/life safety, and general building systems.
- Ability to troubleshoot basic building issues and determine when a licensed trade is required.
- Valid Class 5 driver's license and ability to travel between properties using a company vehicle.
- Strong time mangement skills and ability to work independently without constant supervision.
- Ability to prioritize competing requests and respond appropriately to urgent building issues.
- Comfortable using work order software, email, mobile devices, photos, and basic reporting tools.




- Strong communication skills with property managers, tenants, contractors, and team members.
- Ability to complete site inspections, identify deficiencies, document findings, and follow up to completion.
- Physical ability to complete regular inspections, access mechanical rooms, use ladders where appropriate, and work in seasonal outdoor conditions.
- Willingness to participate in a rotational on-call schedule.

Preferred Qualifications

- 5th Class Power Engineering Certificate or equivalent commercial building operations experience.
- Experience with MRI Angus or a similar work order system is an asset.
- Experience with building automation systems, including schedules, setpoints, alarms, and basic troubleshooting.
- Experience coordinating contractors and reviewing completed work for deficiencies.
- Experience with commercial retail, office and/or warehouse properties.
- Understanding of preventative maintenance programs and recurring inspection schedules.
- Basic knowledge of Alberta OH&S; requirements and safe work practices.

Compensation

The salary range for this position is based on experience and qualifications. A company vehicle is provided for work-related travel. Rotational on-call participation is required.
