Job Summary:
We are looking for a dedicated Resident Apartment Building Caretaker/Manager to manage the operations of our residential apartment complex located in South Edmonton, 84 units, 2 buildings. As the building Caretaker/Apartment Manager, you will play a crucial role in ensuring the smooth functioning of the property, providing exceptional service to our residents, and maintaining a high standard of living within the community. This position is a live in office position, no pets.

Responsibilities:
Manage day-to-day operations of the apartment complex, including performing groundskeeping and maintenance, leasing activities, and tenant relations
Ensure all units are well-maintained, clean, and in compliance with safety regulations
Coordinate and schedule apartment viewings for potential tenants
Handle tenant inquiries, complaints, and requests promptly and professionally
Implement and enforce lease agreements, rent collection, and lease renewals
Collaborate with staff to address repair and maintenance issues in a timely manner
Conduct regular inspections of the property to identify areas for improvement
Maintain accurate records of leases, maintenance activities,



and tenant communications

Experience:
Previous experience in caretaking and management or related field preferred
Handy person skills required, plus experience working on grounds, cleaning, general maintenance, and management at apartment buildings. Experience using maintenance tools and groundskeeping equipment
Solid organizational skills with the ability to prioritize tasks effectively
Excellent communication and interpersonal abilities
Ability to work independently and as part of a team
Attention to detail and problem-solving skills
