The Senior Building Controls Programmer plays a key role in delivering building automation solutions for new construction, retrofit, and service projects. This position is responsible for designing, programming, configuring, integrating, and supporting Building Automation Systems (BAS) that optimize building performance, occupant comfort, and energy efficiency.Working collaboratively with Project Managers, Controls Engineers, Field Technicians, IT stakeholders, and clients, the Senior Building Controls Programmer ensures control systems are designed, commissioned, tested, and transitioned into operation while maintaining Up-to-date Niagara Building Services high standards for quality and customer satisfaction.This role combines office, and on-site work and requires travel to project sites.Why This Role MattersBuilding Controls Programmers are integral to the success of Modern Niagara Building Services' Building Controls team. Their expertise ensures building automation systems operate reliably, safely, and efficiently throughout the project lifecycle.Success in this role directly contributes to:Successful project deliveryReliable and high‑performing building systemsEfficient commissioning and project turnoverClient satisfaction and long‑term system performanceContinuous improvement of programming standards and best practicesKey ResponsibilitiesDesign, develop, configure, and support software for Building Automation Systems (BAS).Develop control logic, graphics, alarming, trending, scheduling, and system databases using the Tridium Niagara Framework.Design and implement integrations between BAS platforms, HVAC equipment, energy management systems, and third‑party systems using industry‑standard protocols.Participate in system architecture discussions, design reviews, and implementation planning.Lead software commissioning activities, startup support, functional testing,



and system validation.Troubleshoot complex programming, sequence of operation, integration, and network issues during commissioning and post‑handover support.Collaborate closely with Project Managers, Controls Engineers, electricians, mechanical contractors, IT personnel, and clients throughout project execution.Prepare and maintain technical documentation including programming standards, network architecture, system configurations, graphics, and as‑built documentation.Support customer training and provide technical assistance during project turnover.Mentor junior programmers and contribute to the development of internal programming standards, documentation, and continuous improvement initiatives.Manage multiple projects while meeting established schedules and project milestones.Provide ongoing technical support for existing BAS installations as required.Required QualificationsDiploma or Degree in Automation Engineering Technology, Computer Engineering, Software Engineering, Electrical Engineering, or a related technical discipline.Minimum five years of experience programming or integrating Building Automation Systems.Demonstrated experience with the Tridium Niagara Framework (Niagara N4).Strong understanding of HVAC systems including:Air Handling Units (AHUs)BoilersChillersHeat PumpsHeat ExchangersVariable Air Volume (VAV) systemsHydronic systemsStrong troubleshooting and analytical skills.Experience working in commercial, institutional, healthcare, or industrial environments.Ability to interpret mechanical drawings, control schematics,
