Position SummaryThe Regional Building Operator reports to the Manager, Technical Services, and supports day‑to‑day operations of assigned portfolios, including general maintenance, mechanical systems, and building safety. The role provides backup to the on‑call schedule and covers vacation or vacancy gaps across the portfolio. Regular travel between properties is required.ResponsibilitiesDeliver excellent tenant service by providing help and addressing work orders, inquiries and complaints in a timely, cooperative manner.Assist with tenant move‑ins and move‑outs and coordinate scheduling of contractors during emergencies.Maintain building safety and occupational health and safety compliance, including WHMIS, Crown Health and Safety policies, hazardous‑materials handling, electrical safety and lock‑out procedures.Perform water treatment chemical testing, critical‑system testing (generators, elevators, fire systems) and log‑book maintenance.Respond to and repair emergency situations or arrange for repair.Monitor building systems, identify potential issues early and take proactive steps to ensure uninterrupted service.Oversee work of contractors and service providers for interior/exterior maintenance, cleaning, HVAC, life‑safety systems and other essential components, ensuring completion to CPMI standards.Perform daily inspections of building conditions using established checklists and logs, document findings, take corrective action and report issues to supervisors.Identify inefficiencies or abnormal patterns in utilities use or system performance; support energy‑management initiatives.Track inventory levels of maintenance materials, tools and supplies, and submit replenishment requests.Attend properties for planned or emergency overnight work beyond regular business hours.Share on‑call duties and attend after‑hours emergencies as required.Support Operations Managers and other Property Management staff as requested.Collaborate with Leasing,



Project Management and other departments to align on building needs and corporate initiatives.Coordinate travel to various properties to provide reliable backup coverage for assigned team members.Obtain estimates or quotes for work, maintain purchase‑order logs and coordinate contractors.Assist with on‑site construction projects, ensuring adherence to CPMI standards and as‑built documentation.Promote environmental sustainability: reduce energy consumption, maximized waste diversion, assist with environmental assessments and reporting, and contribute to BOMA‑BEST, LEED projects and other green practices.Perform any additional related responsibilities as requested from time to time.What We’re Looking ForPost‑secondary degree (preferred).BES I/II or equivalent technical designation.At least 2 years experience in the property‑management sector.Computer skills (an asset).Operating knowledge of building‑automation systems, preventative maintenance, security, HVAC, life‑safety systems, hazardous‑materials handling, plumbing fixtures, door hardware, electrical systems.Strong mechanical aptitude and understanding of building systems and equipment.Excellent customer‑relations skills.Knowledge of construction practices/techniques.Basic First‑Aid, CPR and AED certification.Valid Ontario G license and personal vehicle for daily use.Why Join CrownBase salary: $60,000–$65,000 CAD per year, based on experience and qualifications.Eligibility for discretionary annual performance bonus linked to individual, team and company goals.Comprehensive health benefits.Pension matching program.Career development and membership dues coverage.AccommodationsCrown is committed to providing reasonable accommodation to candidates with disabilities throughout the recruitment process and during employment, in accordance with the Accessibility for Ontarians with Disabilities Act (AODA).
