Position Overview

The Maintenance Technician is responsible for ensuring the proper operation, maintenance, and overall condition of residential buildings, units, common areas, and building systems. This position performs preventative maintenance, troubleshooting, repairs, and responds to tenant service requests in a timely and professional manner. The ideal candidate is hands-on, reliable, technically skilled, and takes pride in maintaining safe, clean, and well-functioning properties.

Key Responsibilities:

- Perform routine inspections, preventative maintenance, and repairs throughout residential units, common areas, and building systems.
- Troubleshoot and complete general building repairs, including drywall patching, painting, door and hardware adjustments, caulking, and minor flooring repairs.
- Perform basic plumbing repairs, including fixing leaks, unclogging drains, replacing faucets, repairing toilets, and addressing other minor plumbing issues.
- Perform basic electrical repairs, including replacing light fixtures, switches, outlets, and other minor electrical components, as permitted.
- Respond promptly to tenant maintenance requests and complete work orders efficiently and professionally.
- Inspect and maintain mechanical and building systems, including HVAC units, filters, pumps, and other related equipment.
- Identify maintenance issues and determine when specialized repairs require the support of licensed trades or external contractors.
- Coordinate with vendors and contractors as required and monitor completed work to ensure quality and compliance.
- Ensure all maintenance work is completed safely and in accordance with company policies, building regulations, and applicable safety standards.




- Maintain clean and organized maintenance areas, tools, equipment, and inventory of supplies.
- Assist with seasonal property maintenance, including snow removal, landscaping, exterior repairs, and other site-related tasks.
- Maintain accurate records of inspections, repairs, preventative maintenance, and completed work orders.

Qualifications:

- High school diploma or equivalent; technical or trade certification is an asset.
- Minimum 3 years of hands-on maintenance experience, preferably in high-rise residential buildings.
- 2–4 years of experience in residential building maintenance or a related field.
- Strong working knowledge of plumbing, electrical, carpentry, HVAC, and general building systems.
- Strong troubleshooting and mechanical aptitude with the ability to diagnose and resolve maintenance issues.
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Strong problem-solving skills and attention to detail.
- Professional, reliable, and able to work independently as well as part of a team.
- Robust communication and customer service skills when interacting with tenants, property management, and contractors.
- Valid driver's license and access to reliable transportation required.
