Green Valley Management Ltd. is seeking an experienced Senior Accountant to join our accounting team.
Reporting to the VP of Accounting, the Senior Property Accountant is responsible for the accounting and financial reporting for an assigned portfolio of properties. This hands-on accounting role focuses on financial statement preparation, reconciliations, budgeting, property and tenant accounting, year-end support, and financial analysis.
The successful candidate will work closely with Property Managers and other members of the accounting team to ensure property financial information is accurate, complete, and delivered within established reporting deadlines.
Designated members of our accounting team handle Accounts Payable and Accounts Receivable. This position is responsible for reviewing financial activity for assigned properties, approving invoices, and ensuring transactions are properly reflected in the financial statements.
Key Responsibilities
- Prepare monthly and quarterly financial statements and reporting packages for an assigned portfolio of properties.
- Complete month-end and year-end accounting requirements within established deadlines.
- Review general ledger activity for accuracy, completeness, and appropriate classification.
- Prepare, review, and post journal entries, including accruals, reclassifications, recurring entries, and other accounting adjustments.
- Complete monthly bank reconciliations.
- Investigate and resolve accounting discrepancies and outstanding reconciling items.
- Review rent rolls, lease information, tenant charges, recoveries, property revenues, and expenses to ensure accurate accounting.
- Prepare and coordinate CAM and operating expense reconciliations, including tenant recoveries and year-end adjustments.
- Review and approve invoices for assigned properties, ensuring appropriate coding and supporting documentation.
- Prepare annual operating budgets in collaboration with Property Managers and the VP of Accounting.
- Review financial results against budget and assist with variance analysis, forecasting, and financial projections.
- Monitor property operating results and identify significant variances, trends, or potential concerns.
- Calculate and review property management fees and related billings.
- Prepare and coordinate GST calculations, filings, reconciliations, and remittances.
- Prepare year-end working papers, reconciliations, and supporting schedules for external accountants and auditors.
- Work closely with Property Managers and accounting staff to investigate and resolve property accounting matters.
- Provide accounting guidance and support to other team members as required.
- Assist with new property setups and transitions, acquisitions, dispositions, and special accounting projects.
Qualifications
- Minimum 3 years of accounting experience, preferably within property management, commercial real estate, or a related industry.
- Strong experience with financial statement preparation, general ledger accounting, journal entries, reconciliations, accrual accounting, and budgeting.
- Property accounting experience is strongly preferred.
- Experience with CAM/operating expense reconciliations and tenant recoveries is considered an asset.
- Experience working with multiple properties or entities is considered an asset.
- Experience preparing year-end working papers and supporting external accountants or auditors.
- Experience with Yardi or other property management accounting software is considered an asset.
- Strong Microsoft Excel skills.

Strong communication and the ability to work collaboratively with Property Managers and other members of the accounting team are also important to this role.
