Work Overview

West Edmonton commercial and residential Property Management and leasing company seeking immediately a motivated, organised and qualified Building Superintendent with 5 plus years of experience for west end commercial office-warehouse buildings and residential walk-up apartments. Must be able to perform and/or coordinate and supervise commercial Tenant Improvements, build outs, demolition, maintenance and servicing, using either existing contractor relationships or completing with staff. Must be able to perform and/or coordinate ongoing Residential suite renovations, maintenance and servicing. Must be able to manage and maintain staff, including assisting with hiring.

Must be a Finishing Carpenter prepared to perform finishing carpentry duties, including baseboard, trim and drywalling.

Responsibilities:

- Management of vendors and contractors, price negotiation, material inventory and ordering.
- Coordinate day-to-day, preventative, and emergency maintenance.
- Lock and key systems, security, summer and winter grounds and parking lot maintenance.
- Must be reasonably familiar with Boiler, HVAC, and heating systems to be able to coordinate with maintenance worker or contractors for repairs.



Must be familiar with T-bar ceiling tile systems.
- Documentation and coordination with office controller and Owner using established building standards.
- On-call for emergencies, arrange or complete vacancy checks.
- Finishing Carpentry skills are a requirement, including ability to install baseboard, trim, alongside framing and drywalling for commercial renovation buildouts.

We have good relationships with a range of contractors available for work, and we work hard to maintain that valuable standing.

This is a leadership position that requires an individual capable of operating and planning jointly with the Owner and a team of staff and/or contractors, as well as relatively independent work structuring and decision-making skills. This is primarily a field position.

Salary dependent on qualifications and experience; must be able to demonstrate prior experience. 3-month probationary period.

Pay: $83,000.00-$104,000.00 per year
