Overview
Join our dynamic property management team as a Building Operator, where you will play a vital role in maintaining the safety, efficiency, and functionality of our building systems.
This is a hands-on position suited to someone with strong mechanical aptitude and broad building systems knowledge. Rather than operating a single office tower or residential building, you will have exposure to a wide variety of buildings, equipment and infrastructure.
Responsibilities will include:
- Performing preventative and reactive maintenance across approximately 5 buildings and the surrounding site.
- Inspecting, operating, maintaining and repairing mechanical and electrical building systems and equipment.
- Conduct routine inspections and preventative maintenance on equipment and infrastructure using schematics and technical manuals.
- Oversee daily building operations and troubleshooting issues, including HVAC, electrical, plumbing, and mechanical systems to ensure they run smoothly and efficiently.
- Working with equipment including boilers, chillers, pumps, generators, HVAC equipment, life-safety systems, ice machines, grease traps and plumbing fixtures.
- Maintaining site infrastructure including water lines, storm sewers, irrigation systems, electrical and water distribution systems, roadways, boardwalks and sidewalks.
- Supervise maintenance staff and contractors, providing guidance on repairs, troubleshooting, and safety procedures.
- Ensuring building equipment remains in good working order through regular inspections and scheduled preventative maintenance.
- Ensuring relevant equipment certifications and inspections remain current.
- Providing guidance and direction to junior team members carrying out repairs and preventative maintenance.
- Maintaining accurate records relating to inspections,
maintenance, equipment and work orders.
- Updating information within the organization's work-order and asset-management systems.
- Operate programmable logic controllers (PLCs) to monitor and adjust automated building systems for optimal performance.
- Respond promptly to facility issues or emergencies, coordinating repairs such as welding or electrical troubleshooting as needed.
- Acting as the Maintenance Supervisor when required during periods of absence.
- Participating in on-call coverage when required.
- Maintain detailed records of maintenance activities, system schematics, and compliance documentation to support ongoing facilities management efforts.
- Provide excellent customer service by addressing occupant concerns efficiently and professionally while maintaining a protected environment.
Qualifications
- Minimum 2 years experience in building maintenance and operations.
- Proven supervising experience in facilities maintenance or building operations.
- Solid hands-on electrical and mechanical experience with the ability to troubleshoot electrical and mechanical systems effectively.
- Experience working with programmable logic controllers
- Strong understanding of building maintenance practices including preventive and corrective actions.
- Ability to interpret technical schematics and mechanical drawings accurately.
- Strong communication skills to collaborate effectively with team members and vendors.
