About the Chance A builder with a growing book of long-dated public-sector work is bringing commercial management out from under operations and giving it its own seat. The portfolio runs healthcare and justice-sector facilities alongside a signature civic project, all with owner groups, lenders’ technical advisors, and payment mechanisms that punish loose record-keeping. The role exists because the contracts got more legally complex faster than the commercial function grew, and too much of the interesting work is currently going out the door to external counsel.
Duties include but are not limited to:
- Hold the commercial position across a portfolio of concurrent institutional projects, not a single job
- Own the risk register: early warning, entitlement, and the point where schedule slippage turns into commercial exposure
- Run the legal mechanics of the contract in-house; prompt payment and adjudication timelines under the Construction Act, holdback and lien exposure, notices, and dispute escalation before it becomes external counsel’s file
- Draft and negotiate subcontracts, and sit alongside estimating during buyout rather than inheriting the result
- Report into senior commercial and executive leadership, presenting your own positions instead of preparing them for someone else to present
About You The successful candidate will have the following:
- You’ve held the commercial position on public-sector building contracts and you know how the payment mechanism behaves when the schedule slips
- You’re comfortable in the legal layer, not just the cost layer: CCDC forms, Collaborative Contract Models, project agreements, statutory holdback, adjudication clocks, and where the standard form has been amended in a way most people skim past
- You can read a programme and see the delay claim being assembled well before anyone files it
- You’ve sat across from an owner’s representative or a lender’s technical advisor and held a position without torching the relationship
- You’ve done the unglamorous part; contemporaneous records, notice discipline, entitlement built on paper rather than argument
- Your route here could be an LLM or certificate in Construction Law, a legal or paralegal background, CIQS or RICS designation, or a quantity surveying career with the time served to match. The credential is a signal; the competence is the requirement

- Salary Range: $150,000 to $180,000, depending on experience
