Cascadia Green Development is seeking an experienced and hands-on Construction Project Manager to join our development and construction team.

The successful candidate will have practical experience managing construction projects through major stages of construction and will be comfortable working with different building types, structural systems, consultants, contractors, and trades.

This position requires someone who understands construction beyond scheduling and administration. We are looking for a Project Manager who can review drawings, identify coordination and constructability issues, manage consultants and contractors, control costs and schedules, and take ownership of project delivery.

Key Responsibilities

- Manage construction projects from pre-construction and mobilization through construction, occupancy, and close-out.
- Develop, maintain, and manage project schedules, budgets, procurement plans, and construction milestones.
- Coordinate architects, structural, mechanical, electrical, civil, and other consultants.
- Manage general contractors, subcontractors, suppliers, and other project stakeholders.
- Review architectural, structural, mechanical, and electrical drawings for coordination and constructability.
- Identify design conflicts, construction risks, schedule impacts, and cost issues before they affect the project.
- Manage RFIs, shop drawings, change orders, site instructions, submittals, and contract documentation.
- Review contractor progress claims, change requests, quotations, and project cost reports.
- Lead regular construction and coordination meetings and follow up on action items.
- Monitor construction progress, quality, safety, budget, and schedule.




- Coordinate municipal inspections, utilities, authorities having jurisdiction, occupancy requirements, and project close-out.
- Support tendering, bid analysis, contractor selection, procurement, and contract negotiations.
- Work closely with Cascadia's development, design, construction, finance, and executive teams.
- Provide transparent and timely reporting on project status, risks, decisions required, and upcoming milestones.

Required Experience & Qualifications
- Demonstrated experience managing a minimum of three construction projects.
- Strong knowledge of construction methods, sequencing, site operations, and project delivery.
- Experience with different structural and building systems, such as:
- Wood-frame construction
- Concrete construction
- Structural steel
- Mixed-use and/or multi-family residential construction
- Underground parkades and concrete structures
- Strong understanding of architectural, structural, mechanical, and electrical drawings.
- Experience with budgeting, scheduling, tendering, procurement, change management, and contract administration.
- Familiarity with the BC Building Code, municipal permitting processes, inspections, and occupancy requirements.
- Strong understanding of construction contracts and consultant/contractor coordination.




- Ability to identify constructability issues and propose practical solutions.
- Strong communication, leadership, negotiation, and problem-solving skills.
- Ability to manage multiple priorities and take ownership without requiring constant direction.
- Relevant education in Construction Management, Engineering, Architecture, Building Technology, or a related field is preferred.

What We Are Looking ForWe are particularly interested in candidates who can demonstrate what they personally contributed to their previous projects. During the interview process, candidates should be prepared to discuss at least three projects in detail, including:

- Project size, value, building type, and structural system
- Their specific role and responsibilities
- Challenges encountered and how they resolved them
- Budget and schedule management
- Examples of value engineering or cost savings
- Coordination or constructability problems they identified
- Their involvement from pre-construction through completion
- Lessons learned and how they would apply them to future projects

CompensationThe anticipated salary range is $120,000 to $140,000 annually. Compensation within this range will be determined based on the candidate's level of experience, complexity and scale of projects previously delivered, technical knowledge, leadership capability, and the overall value and expertise they can bring to Cascadia Green Development.

- We are looking for someone who can become a key member of the project delivery team and contribute both technically and managerially to Cascadia's current and future developments.
