Compensation range: $110,000 - $130,000

Opportunity A large west Toronto real estate brokerage is seeking a Financial Controller to oversee and optimize the financial performance of our offices. This is a pivotal leadership role for a hands-on financial professional who combines strong accounting discipline with strategic insight, sound judgment, and calm execution in a fast-moving, high-volume environment.

You will lead accounting operations, financial reporting, budgeting, forecasting, treasury management, compliance, and internal controls. You will also help strengthen our corporate structure, build consistent policies across regional offices, and turn financial data into practical guidance for the Executive Team.

What You'll Own

Financial Reporting, Planning & Analysis

- Produce timely, accurate financial information and provide oversight across accounting operations.
- Prepare budgets and forecasts, analyze spending, and support consistent budget discipline.
- Deliver regular performance reporting to the Executive Team, highlighting trends, achievements, risks, and opportunities.
- Use financial and operational data to assess office profitability, efficiency, and agent productivity, then translate findings into clear recommendations.

Treasury & Accounting Operations
- Manage cash-flow tracking, analysis, and forward planning to support growth.
- Oversee accounts payable and receivable, payroll, garnishments, supplier payments, and related controls.
- Complete monthly reconciliations for operating, trust, and commission accounts.
- Manage trust-account activity, including EFT releases, commission disbursements, and wire transfers.

Compliance, Risk & Corporate Structure
- Lead FINTRAC and RECO compliance and reporting, along with franchise reporting requirements.
- Design and maintain effective internal controls over financial reporting; identify and manage risks arising from fraud or error.




- Manage CRA remittances, HST, EHT, source deductions, income-tax instalments, and reporting and payment submissions to the franchise head office.
- Develop, document, and implement standardized policies, procedures, and best practices across regional offices.
- Support consistent agent agreements that streamline operations and strengthen profitability.

Operational Performance, Deals & Commissions
- Evaluate the profitability and performance of each office and identify practical ways to reduce costs, improve productivity, and maximize results.
- Oversee deal files from accepted offer through a fully closed, compliant file.
- Review mutual releases and past-due closings, resolve compliance gaps, and serve as the first point of contact for day-to-day financial and compliance questions.
- Calculate annual agent award figures, prepare monthly commission reports, and monitor agent productivity trends for management review.

People Leadership
- Lead, coach, and develop the Transaction Coordinator team.
- Own onboarding, scheduling, performance management, and accountability for direct reports.
- Handle escalated agent questions related to billing and commissions with professionalism and responsiveness.

What Success Looks Like

- The Executive Team receives accurate, timely reporting that supports strategic planning and confident decisions.
- Financial priorities and emerging issues are anticipated, followed through, and resolved proactively.
- Accounting processes, controls, and policies are clear, consistent, and scalable across offices.
- Treasury and compliance matters are handled with discretion,



accountability, and close attention to detail.
- Financial data is used to improve reporting, profitability, and operational performance.

Qualifications

- At least 5 years of financial or accounting management experience in a high-volume environment.
- Knowledge of FINTRAC compliance requirements.
- A recognized accounting designation or a degree in finance.
- Strong financial analytical skills, with the ability to interpret complex information and turn it into practical business recommendations.
- Demonstrated experience with financial reporting, budgeting, forecasting, treasury management, reconciliations, and internal controls.
- Strong organizational skills, sound judgment, confidentiality, and the ability to manage competing priorities with calm, responsive execution.
- Clear communication and people-leadership skills, including the ability to coach a team and work effectively with executives, staff, agents, and external partners.

Systems & Tools Experience with QuickBooks and Microsoft 365 is expected. Familiarity with EasyMax accounting software and RBC Express Banking is an asset.
