Job Title: Lumber Estimator
Department: Estimating / Sales
Reports To: Operations Manager
Employment Type: Full time
Position Summary The Lumber Estimator is responsible for reviewing construction drawings, plans, and specifications to accurately prepare lumber take-offs and material estimates for residential and/or commercial construction projects. The estimator will determine the type and quantity of lumber and related building materials required for each project while ensuring accuracy, efficiency, and cost effectiveness.
This position works closely with customers, sales staff, project managers, suppliers, and other departments to ensure material requirements are clearly identified and estimates are completed accurately and on time.
Key Responsibilities
- Review architectural, structural, and construction drawings to determine project material requirements.
- Prepare accurate lumber take-offs for residential and/or commercial construction projects.
- Calculate quantities of dimensional lumber, engineered wood products, sheathing, blocking, beams, headers, and other required materials.
- Identify different lumber sizes, lengths, grades, and specifications required for each project.
- Review project plans for discrepancies, missing information, or potential estimating concerns.
- Prepare detailed material lists and estimates for quoting and ordering purposes.
- Update take-offs when drawings, specifications, or project requirements change.
- Work closely with the Sales, Design, Purchasing, Production, and Operations teams to ensure estimates meet project requirements.
- Communicate with customers, builders, contractors, and project managers when clarification is required.
- Maintain organized records of estimates, drawings, revisions, and project information.
- Assist with pricing and costing of lumber packages when required.
- Compare estimated material quantities with actual project requirements and identify opportunities to improve estimating accuracy.
- Ensure take-offs are completed within established timelines.
- Follow company procedures and maintain a high level of accuracy and attention to detail.
Qualifications
- Previous experience in lumber estimating, construction estimating, framing, building materials, or a related field is preferred.
- Strong understanding of residential construction and wood-frame construction methods.
- Ability to read and interpret architectural and structural drawings.
- Knowledge of dimensional lumber, engineered wood products, sheathing, and other building materials.
- Strong mathematical and measurement skills.
- Strong computer skills and ability to learn estimating software.
- Proficiency with Microsoft Excel, PDF/plan-reading software, and other estimating tools is an asset.
- Excellent attention to detail and organizational skills.
- Ability to manage multiple estimates and projects at the same time.
- Strong written and verbal communication skills.
- Ability to work independently as well as part of a team.

Performance Expectations The Lumber Estimator will be expected to produce accurate and timely material take-offs, minimize estimating errors and material shortages or overages, maintain organized project documentation, and communicate effectively with all departments involved in the estimating and construction process.
