About the Role

Stratford Terraces is an established 60-unit, 5-level condominium building with underground garage. We are seeking a reliable, detail-oriented individual to serve as our Building Superintendent. This role is ideal for a semi-retired professional or trade-skilled individual looking for a stable, part-time commitment within the local community.

The Superintendent is the onsite point of contact for daily operations, responsible for ensuring our mechanical systems run efficiently, and the building remains secure for all owners.

Responsibilities

· Systems Oversight: Maintain and monitor building mechanicals, including low-pressure HW boilers,

chillers, and closed-loop distribution systems.

· Weekly Maintenance: Perform routine tasks such as garbage bin management and

light site maintenance.

· Inspections: Conduct regular site walkthroughs to identify preventative maintenance needs and

troubleshoot issues before they require outside intervention.

· Contractor Coordination: Act as the primary onsite contact for trade contractors;

supervise onsite work to ensure quality and completion.

· Administration:



Maintain accurate maintenance logs, track inventory, and

communicate effectively with the Board of Directors and Property Management.

Requirements & Skills

· Proven experience in mechanical or electrical trade and/or building systems maintenance.

· Applicable safety certifications.

· Strong self-management skills; ability to work independently with minimal daily supervision.

· Clear communication skills (verbal and written) in English.

· Professionalism in interacting with condominium residents.

Contract Terms

· Compensation: $30.00 per hour.

· Commitment: Minimum 15 hours per week to a maximum 18 hrs per week

(flexible shifts between 8:00 AM – 5:00 PM, Monday to Friday).

· Status: Independent Contractor (You will be required to provide your own invoices).

NOTE: Stratford Terraces maintains Service Providers Commercial General Liability Coverage to a maximum $2M limit of liability on behalf of their independent contractors.
