Attivo Capital is looking for a Director, Transactions & Operations to be the operating engine of our brokerage business.
In this role, the Director, Transactions & Operations owns end-to-end deal execution and the operating cadence of Attivo’s brokerage platform. This role ensures transactions move from mandate to close through disciplined borrower diligence, lender coordination, CP management, internal deadlines, and standardized execution processes—allowing the Partners to focus on origination, relationships, and negotiations rather than transaction administration.
Succeeding in this role means:
Deals move from mandate to close with clear ownership, timelines, and accountability
Borrowers are fully diligence and lender-ready early in the process
Closing conditions (CPs) are actively managed and resolved without last‑minute fire drills
Leadership has real‑time visibility into pipeline status, blockers, and close forecasts
Execution quality and consistency improves as volume scales
Dependency on the Partners for day‑to‑day execution materially declines
Attivo’s reputation with lenders and clients strengthens through professionalism and follow‑through
Requirements of this role:
Deal Execution (Mandate to Close)
Oversee financial modeling, underwriting assumptions, and deal memorandums
Ensure consistency in risk evaluation across asset classes and deal types
Review and approve underwriting packages prior to external distribution
Challenge assumptions constructively and surface risks early
Provide early‑stage structuring and diligence input post‑mandate to pressure‑test feasibility, documentation readiness, and lender fit before formal packaging
Coordinate and manage expanded third‑party diligence as required by asset type and lender, including environmental, engineering, market studies, and other technical reports
Act as the primary execution conduit between borrower and lenders throughout diligence and closing, maintaining accountability, responsiveness, and credibility on both sides
Operations & Process Leadership
Implement and enforce standardized execution playbooks (onboarding, checklists, cadence)
Maintain and continuously improve pipeline tracking (CRM / Excel)
Lead internal operating rhythm (pipeline + unblock meetings)
Build simple reporting for leadership on pipeline health and execution performance
Leverage data, automation, and lightweight tooling to improve execution throughput, accuracy, and visibility across the deal lifecycle
Team Coordination & Internal Enablement
Coordinate execution work across Associate Director, Analyst, and Office Manager
Set internal deadlines and quality standards
Train team members on standardized execution processes
Support execution on challenged, delayed, or restructured transactions by coordinating revised diligence, documentation, and lender communications in partnership with the Partners and CFO
Data, File Hygiene & Institutional Memory
Ensure clean file structure and documentation standards (SharePoint)
Maintain deal and relationship database (contacts, lender preferences, notes)
Ensure audit‑ready documentation and permission discipline
Ensure diligence, legal, and third‑party reports are archived in a manner that supports rapid retrieval, lender follow‑ups, and clean institutional memory across repeat transactions
Qualifications
Minimum five years of experience in deal execution
Experience in underwriting or credit role in commercial mortgages, real estate finance, private credit, investments banking, or structured finance
Strong ability to manage multiple transactions concurrently with strict attention to timely deadlines
Hunger to own your function and drive the business forward
Eager to create and improve upon systems in a small shop with huge potential
Have the right mix of being self‑sufficient and driven, while being able to raise your hand and ask for help
Proven ability to lead and grow a team
