We are seeking an experienced, hands-on Live-In Building Superintendent for a six-storey, 120-suite residential building in Toronto. The ideal candidate is reliable, organized, mechanically inclined and comfortable handling day-to-day building maintenance, cleaning and administration.

Responsibilities
Perform general building and suite maintenance and repairs
Handle basic plumbing, electrical, carpentry, drywall, painting, caulking and fixture repairs
Respond to resident maintenance requests and building emergencies
Complete minor repairs and maintenance for suite turnovers
Maintain cleanliness of lobbies, hallways, elevators, stairwells, laundry and common areas
Monitor garbage/recycling, exterior and parking areas
Conduct regular building inspections and identify maintenance concerns
Coordinate contractors and provide building/suite access
Communicate professionally with residents and Property Management
Handle basic administration, including emails, notices, rent cheques and maintenance records
Identify when licensed trades or specialized contractors are required

Qualifications




Minimum 3 years of residential superintendent or similar building maintenance experience
Robust hands-on maintenance and troubleshooting skills
Working knowledge of plumbing, electrical and general repairs
Basic computer/email skills
Reliable, organized and able to work independently
Must be willing to live on-site

Pay: $40,000.00-$60,000.00 per year
