Construction Project Manager – Multi-Family Residential
Core Responsibilities

Lead end-to-end planning of multi-family residential projects, including detailed schedules, cost plans, phasing strategies, and procurement sequencing aligned with project milestones (e.g., excavation, structure, enclosure, interior completion).

Develop and manage project budgets, including trade scopes, cost tracking, forecasting, and variance analysis to ensure financial performance targets are met.

Build, maintain, and actively manage construction schedules, coordinating trades and adjusting sequencing to mitigate delays and maintain critical path.

Oversee subcontractor and supplier agreements, including scope definition, tendering, negotiations, and administration of change orders throughout the project lifecycle.

Ensure construction activities meet required quality standards and comply with Alberta building codes, safety regulations, and company QA/QC processes.

Identify project risks related to design, site conditions, labour, and supply chain; implement mitigation strategies and resolve issues as they arise.

Act as the primary point of contact for ownership, consultants, and key stakeholders, providing regular reporting on progress, budget status, and schedule performance.

Maintain thorough and organized project documentation, including drawings, RFIs, submittals, site instructions,



change orders, and permit records.

Coordinate procurement of major building components (e.g., structural systems, envelope, mechanical/electrical packages) to align with construction timelines and cost objectives.

Lead project close-out, including deficiencies, occupancy readiness, turnover to property management, and post-construction review for continuous improvement.

Qualifications and Skills

Proven experience managing multi-family residential construction projects (wood-frame and/or concrete preferred).

Strong leadership and communication skills with the ability to coordinate consultants, trades, and internal teams.

Advanced understanding of construction budgeting, scheduling, and cost control in a multi-phase residential environment.

Experience with subcontractor procurement, contract negotiation, and change management.

Solid knowledge of local building codes, safety standards, and inspection processes in Alberta.

Highly organized with strong problem-solving and decision-making abilities in a rapid-paced construction setting.

Proficiency with project management software (Procore or similar) is considered an asset.

Pay: From $150,000.00 per year
