LEAD CONSTRUCTION SUPERINTENDENT – High-Rise Office-to-Condo Conversion

About the Project

Soltron West, a self-performing developer, is leading one of downtown Calgary’s most exciting real estate transformations. We are converting Encor Place, a 30-storey downtown office tower, into a premier residential community.

This is a massive, multi-phase project. Minor work is currently underway, with main trade work commencing in November.

- Phase One: Conversion of 16 low-rise floors into 218 condo units (18-month schedule).
- Phase Two: Conversion of the high-rise floors into 222 condo units (overlapping and following Phase One).

The Role

We are seeking a highly skilled and commanding Construction Superintendent to spearhead the internal build-out of this massive conversion. The ideal candidate is a site leader who excels in internal finishing work and knows how to drive a phased turnover. You will be responsible for the boots-on-the-ground execution, seamlessly bridging our own labor force with specialized sub-trades.

Key Responsibilities

- Site Leadership: Lead, direct, manage, and supervise all internal trades from project kickoff through to completion and phased turnovers.
- Direct Crew Management: Oversee and coordinate Soltron West’s in-house labor crews for light demolition, material loading, and site cleanup.
- Finishing Excellence:



Act as the primary authority on internal finishing work, ensuring the highest level of quality control across hundreds of residential units.
- Schedule & Budget: Maintain tight control over the 18-month Phase One schedule, ensuring milestones are met on time and within budget to allow for a smooth transition into Phase Two.
- Safety & Compliance: Enforce strict adherence to all site safety regulations, quality standards, and building codes.

Qualifications

- Experience: Minimum of 10 years of experience as a Construction Superintendent, ideally with strong exposure to high-rise residential, multi-family, or commercial-to-residential conversions.
- Specialized Knowledge: Exceptional strength and proven background in internal finishing work.
- Track Record: A demonstrated history of successfully delivering complex, large-scale projects on time and within budget.
- Leadership: Strong ability to command a site, manage both direct laborers and sub-trades, and resolve daily in office challenges effectively.
