The opportunity:
We currently seeking a Senior Real Estate Manager to work out of our Montreal office and reporting to the Senior Director of Real Estate.
The Senior
Manager of Real Estate is responsible for negotiations for new stores, expansions, relocations, and other ad hoc requests within our vast Eastern Real Estate portfolio. The position of Senior Manager of Real Estate consists of ensuring coordination between the different teams (market analytics, construction, legal services, operations and external consultants) involved in the development of the network.
The Senior
Manager of Real Estate is also responsible for the sale or transfer of certain identified properties in Quebec. The work requires travel to all major markets in Quebec and occasionally to Toronto or the Atlantic region.
Responsibilities:
- Evaluate and analyze current store locations and developments in the retail sector;
- Analyze the pro forma to determine the financial feasibility of new stores;
- Negotiate real estate agreements for new stores, expansions, relocations and renovations;
- Establish and maintain relationships with developers and owners in Eastern Canada;
- Participate in the preparation of Real Estate Committee presentations;
- Present projects to the Real Estate Committee based in Toronto;
- Work directly with landlords and brokers to find new locations to meet the growth needs of Pharmaprix and Shoppers Drug Mart banners;
- Negotiate lease renewal rates for Pharmaprix and Shoppers Drug Mart banners;
- Assist the store design, development and construction team to ensure that stores open on time;
Job Requirements:
- Post-secondary diploma required;
- Experience in the commercial real estate sector is required;
- Five to seven years of negotiation experience is required;
- Strong ability to work effectively with multiple teams;
- Strong problem-solving skills and organizational skills;
- Excellent communicator (oral and written, in French and English);
- Proficiency in PowerPoint and Excel with ability to summarize various real estate projects, create and organize charts/economic proformas including lease renewal tracking
- Access to a personal vehicle is required for this role - milage reimbursed through expense policy
