Position: Maintenance Person
Employment Status: Full-Time, Permanent
Hours: Monday to Friday
Reports To: General Manager
On-Call: Emergency maintenance response as required
Location: Cole Road Co-op – 82-unit townhouse complex
POSITION SUMMARY The Maintenance Person is responsible for the day-to-day maintenance, repair, upkeep, and general condition of Cole Road Co-op’s 82-unit townhouse complex, units, grounds, and common areas.
This is a hands-on position requiring someone who is reliable, organized, practical, able to work independently, and comfortable working with Co-op members, staff, volunteers, and contractors.
KEY RESPONSIBILITIES
Building and Unit Maintenance
· Complete minor repairs and general maintenance in units and common areas.
· Respond to member work orders in a timely manner.
· Perform basic plumbing, carpentry, drywall, caulking, painting, hardware, fixture, and other general repairs within the scope of the position.
· Perform preventative maintenance and identify potential problems.
· Maintain tools, equipment, and supplies in a safe and organized manner.
Inspections and Vacant Units
· Conduct periodic, annual, and move-out inspections.
· Document deficiencies and follow up on required repairs.
· Prepare vacant units for current occupancy, including minor repairs, patching, painting, cleaning, and ensuring units meet Co-op standards.
· Report significant maintenance, safety, or property concerns to the General Manager.
Grounds and Equipment
· Perform or oversee the general landscaping and seasonal grounds maintenance.
· Maintain lawns, gardens, shrubs, walkways, and common areas in conjunction with approved volunteers.
· Safely operate and maintain landscaping equipment.
· Keep landscaping equipment clean, properly stored, and in good working order.
· Conduct periodic inventory of landscaping equipment, tools, and supplies and report repair or replacement needs.
Maintenance Committee
· Work cooperatively with the volunteer Maintenance Committee.
· Attend periodic Committee meetings as required.
· Provide updates and practical recommendations regarding maintenance issues, projects, recurring problems, and property needs.
· Assist the Committee with maintenance planning, inspections, seasonal projects, and gathering information or quotes.
Contractors and Projects
· Contact and coordinate outside contractors for work beyond the scope of the position, including electrical, pest control, specialized plumbing, HVAC, and other trades.
· Obtain quotes for larger, seasonal, or specialized maintenance work as directed.
· Coordinate contractor access and monitor work as required.
· Report contractor concerns or incomplete work to the General Manager.
Administration
· Complete and maintain accurate work orders, inspection records, maintenance records, and reports.
· Maintain appropriate records of equipment, supplies, repairs, and contractors.
· Keep the General Manager informed of significant maintenance issues and recommended repairs.
Emergency Maintenance
· Participate in on-call emergency maintenance as required.
· Respond appropriately to genuine maintenance emergencies and take reasonable steps to prevent further damage.
· Contact the appropriate contractor or emergency service when necessary.
MEMBER SERVICE The Maintenance Person is expected to:
· Treat all members with courtesy, dignity, and respect.
· Communicate clearly, calmly, and professionally.
· Maintain appropriate professional boundaries and respect member privacy.
· Work respectfully with a diverse population, including vulnerable members.
· Exercise good judgment when dealing with member concerns or difficult situations.
· Refer concerns outside the scope of the position to the General Manager.
QUALIFICATIONS & EXPERIENCE
Required
· Minimum 3 years of relevant experience in building maintenance, property maintenance, residential maintenance, construction, facilities maintenance, or a related field.
· Demonstrated ability to perform general repairs and maintenance, including basic plumbing, carpentry, drywall, painting, caulking, fixtures, doors, and locks.
· Strong practical, troubleshooting, and problem-solving skills, with the ability to recognize when work requires an outside contractor.
· Ability to safely use common hand and power tools and landscaping equipment.
· Good organizational, record-keeping, computer, and communication skills.
· Ability to work independently, prioritize competing tasks, and exercise good judgment.
· Ability to communicate respectfully and maintain professional boundaries when working with Co-op members, including vulnerable members.
· Valid driver’s licence and reliable vehicle suitable for work-related travel.
· Ability to meet the physical requirements of the position and participate in emergency/on-call maintenance as required.
· Commitment to health and safety and safe work practices.
Assets
· Experience in multi-residential housing, townhouse complexes, apartments, or similar.
· Experience with landscaping, grounds maintenance, lawn equipment, or snow equipment.
· Experience conducting residential inspections and preparing vacant units for occupancy.
· Experience coordinating contractors and obtaining quotes for maintenance projects.
· WHMIS and First Aid/CPR certification.
· Trade-related training, apprenticeship experience, or other relevant certifications.
Equivalent combinations of education, training, and experience may be considered.
PHYSICAL REQUIREMENTS The position requires the ability to lift and carry materials and equipment, bend, kneel, crouch, reach, climb stairs, use common hand and power tools, operate landscaping equipment, and work indoors and outdoors in varying weather conditions.
OTHER REQUIREMENTS The successful candidate must:
· Follow Co-op policies, procedures, bylaws, and health and safety requirements.
· Maintain confidentiality regarding members and Co-op business.
· Maintain professional relationships with members, staff, volunteers, contractors, the Maintenance Committee, and Board.
· Participate in relevant training as required.
· Provide a satisfactory criminal record/vulnerable sector check if required by the Co-op.
